I think now it is a good timing for SEH / EM to organize some big event since Ecohill link is already opened. rclxms.gif rclxms.gif rclxms.gif

People coming shall have a new perception on Semenyih, no more jam jam jam and low cost shoplot along the road side anymore... tongue.gif tongue.gif

Yesterday around 640pm when I traveled along Jalan Semenyih, surprisingly no more seeing any terrible jam along the road.. Just there are some cars queuing at the traffic lights, not like last time queue till Sunway Semenyih.

Seems like Ecohill link has successfully brings an "evolution" to the traffic commutation in Semenyih... Kudos to SPS... rclxms.gif rclxms.gif

a.) Everyday comes out  a few hundred meter from the house already stuck in traffic jam.

Yes, definitely not as green and as big as Ecohill.
c.) Prune to air pollution
Yes, I still able to see star blinking at BMC / Sg Long. Ecohill should be better.
d.) Financial burden on the property easily a few hundred thousand extra, means if your income is RM 100k per year, you work for free a few years to cover the extra financial burden.
Not really. This is very subjective. Which area you are referring? Still many landed house nearby town area is affordable or not really expansive than Ecohill
e.) Hardly to find any free parking slot, be it weekday or weekend
This is weird.... Regardless or condo / landed. Parking lot has been allocated.

First, google map still do not recognize Ecohill link, it still using the Jalan Semenyih as the commuting route. You should use some landmarks near Lekas Semenyih exit for the distance estimation. It should be less than 40km.

Second, with the Ecohill link, from SEH till Cheras Batu 9 toll all the way is either expressway or highway, in between only have 1 traffic light at Saujana Impian. I am not sure how many traffic lights BMC and sungai Long need to pass through in order to reach Cheras Batu 9 toll, perhaps you can tell me. I have been tried numerous time from Lekas Semenyih till Batu 9 toll need about 20 minutes, even during peak hour, how about BMC and Sungai Long?

Third, as I mention the connecting route from SEH mostly is highway and the fuel consumption should be lower than the taman road with many traffic lights. A 5km journey with jam traffic and many traffic lights doesn't mean will save double the fuel compare to 10km journey along the highway. Even bear that in mind, and taking your example, travelling from BMC/Mahkota Cheras also needs about 5 liters oil per trip (2 way), or RM 51.25 of fuel per week. This is a rough figure assuming fuel consumption travelling along taman road and highway is same.

Third, I bet travelling 15km along the highway and 5km only along taman road is totally different. If being given a choice, more people will opt for 15km highway than 5km taman road that is jam and full with traffic lights. You should know what I meant.

Fourth, can you recommend some brand new DSL houses (20 x 65, BU 1529 sqf) that located within 10km from the city center that selling at RM 408,000?

Fifth, at Semenyih for example, when you go to any places also got free parking. Do you encounter this in area near to city center? hmm.gif

Well, that's why I always stress that it's up the personal preference. Though people who live in PJ/KL will say staying in BMC / Sungai Long / Semenyih is time consuming, traffic jam and time consuming, people still can tolerate with it.

These areas have some elements that other areas don't have.

2 years ago, a solid double storey in SEH sold at 400k +

Now of course dun have, but there are purchasers who bought the house at that price in SEH 2 years ago..

Even now with 20 x 70 landed house at 600k, still considered one of the most affordable housing, no?

I think it is not fair to compare condo with landed houses, they are just different. Old house with renovation also depend on individual preference, some prefer to have new house instead, no?

Unfortunately, Parkland@Rinching is still in Semenyih, still will face the long traffic hour like you claims.

If you think to get a Parkland@Rinching due to its price, it is fine. But the root question is it is still located in Semenyih.

The choice is simple, you are staying at Sungai Long I presume, why can tahan travelling 1.5-2.5 hours per day? hmm.gif

I presume people selling 400-500k in Taman Len Sen have its own reasoning, better check the house condition and surrounding before drawing a conclusion.

It just like people still can get 200k condo with KL address as well, but the condition and surrounding ones may need to consider carefully.

Yeah, and I believe even quite a number Sungai Long / BMC folks already left their house as early as 6 am as well.. People make the choice to stay there and thus make the adaptation.

Bro Kenleo, perhaps you are right. That's why he keeps on repeat and repeat talking about the distance and jam... As a matter of fact, we clearly knows that with the opening of Ecohill link, Semenyih traffic seems improve substantially.

Just saw in FB there is a complaint about the jam in BMC/Sungai Long area, 1230pm today... sweat.gif sweat.gif
