Yeah, in terms of definition, GnG always refer to the Strata title. Nevertheless, the feature of common property to be managed by the resident from my perception is the characteristic of Strata title, not GnG scheme. For commoner, I presume GnG scheme always refer to the security features, i.e. Perimeter fencing with CCTV and guard house, not the common facilities to be privately owned.
To differentiate a GnG scheme using either strata title or individual title from my perception is not 100% correct for many developments currently. Landed project such as Country Height, Setia Ecopark, Gita Bayu, Sierramas and even some presint in Desa Park City is individual title as well..
Of course, GnG scheme with strata title is the upcoming trend of landed development, with pro and cons as well.
