If based on your comment, this thread can close already? Why talk until version 14? You like you buy don't like go else where.

I think what bro treehill meant there is no need to repeat and repeat the same issue again which everyone also knows Semenyih is not an area next to the city center and may need some time for traveling.

If distance is really the concern, better let go this property and aim for other property next to city center.

I have done some research rather than just based on forum or facebook.

Setia Ecohill encompasses 673 acres of land and target population of 30,000 people. Source from Setia.

Eco Majestic encompasses 1089 acres of land and target population cannot be found. Therefore, I made some estimation from Ecohill population, which is estimated 45,000 people due to larger land size.

Total expected population in these two area will be 75,000 people and expected to be completed in 8 years time. They are most like the people who will use the "new Ecohill link". I have not considered the population from Semenyih.

On the other hand, Bandar Mahkota Cheras has 10,000 household and spread over 903 acres with population 50,000. Source from wiki.

Bandar Sg Long is a 240 acre township and designed for 10,000 population.

Currently, we are suffer from traffic jam as quoted by many people due to only two access to Grand Saga Highway, e.g. Jalan Sg Long and Persiaran Mahkota 1. Total people using this access is 60,000 people.

By the way, Ecohill and Eco Majestic has total population of 75,000 people which is bigger than 60,000 from BMC + Sg Long!!!! OMG! Will residents from Ecohill and Eco Majestic experience the painful as BMC + Sg Long residents since they have only "new Ecohill link" and Old Semenyih road wow....

Fortunately, a new access is currently under construction at Sg Long to SILK. Strongly believe this will help to ease the traffic condition at least at Sg Long area.
*
Seems like you have missed one biggest point for the township SEH + EM + SEH 2 in your "research". EcoMajestic shall build a new toll connected to Lekas directly, means to access the Lekas alone, we can use Lekas Semenyih toll via Ecohill link, and also to the Lekas EcoMajestic new toll as well. The new Lekas EcoMajestic toll shall be completed with the first VP of EM.

In terms of infra, from my perception BMC is no where near to SEH + EM + SEH 2. BMC and Sungai Long residents are suffering from the traffic jam everyday, just same as Jalan Semenyih as well, that's fact. One person complaint in FB maybe not representative, but you can see so many people are complaining, don't think they just do it for fun. By the way, the opening of Ecohill Link seems already improve a lot the Jalan Semenyih traffic condition.

One more important condition you must consider, all these new connecting roads similar to expressway, doesn't contain even a single traffic light, the road can be utilized fully everytime.

"Bandar Sg Long is a 240 acre township and designed for 10,000 population." - looks to me critically wrong, UTAR itself already 10,000 population!

This evening jam is bad. Everywhere in golden triangle is bumper to bumper. I decide to have my dinner first at the weld. Left raja chulan at 9pm reach back home 10.15pm plus 10 mins stop for refuel. I guess I took close to 30mins just to get out of kl and hit jalan cheras. Traffic is moderate heavy especially near lrt construction before taman midah and before cheras sentral. Once pass thru this road, it is smooth all the way back home. I didnt use sg long to lekas toll way but opt to use the normal road to semenyih via kajang saujana impian. The old semenyih town is clear. Probably it is late. Ha.

True about the population at Sg Long. See the Sg Long threat. However, please bare in mind that the population in Ecohill + Eco Majestic is estimated as the township is yet to be completed. In actual, it will be more based on the warmest respond from public.

Meanwhile, the population in BMC + Sg Long is the actual population.

Am I mentioned the bottleneck at Lekas? I am referring there "maybe" bottleneck towards the new eco hill link.

Yup, was told by Eco Majestic SA there will be a new link built by them. Unfortunately, they can't explain to me in details. But they highlighted to me that the new ecohill link is the nearest access.
*
Yes, we projected there shall be population surge in the coming years in Semenyih, but that doesn't mean there will be bottleneck issue, as we will have the new interchange at EcoMajestic. In addition, when the population increase, perhaps there will be another giant developer comes in for new road construction in future?

There are so many possibility in future, but the fact now is Setia Ecohill link does improve the traffic commutation in Semenyih currently.

1) You recognized there is bottleneck issue in future but not soon. Hopefully you managed to move out before the situation getting worst.

2) Pity those invested in Goodview based on your statement.

3) I am enjoy staying at lousy infra area. I am not high end people.
*
May I know based on what rationale there will be bottleneck issue and getting worst? Can't be issue being resolved? BMC / Sungai Long has the bottleneck issue and can't solve currently doesn't mean Ecohill / EM shall have similar problem, because the infra design in Ecohill / EM is much further better than BMC / Sungai Long..

It's your choice to stay at lousy infra area, nothing right or wrong, and nobody care even. Just don't assume other township as SEH / EM shall be as lousy as the area you currently staying. doh.gif

mahkota cheras , start from cheras vista area, 1 traffic light after jusco, after that, 2nd traffic light at the mahkota residence junction there, then 3rd and 4th traffic lights at grand saga junction there....
sg long from palm walk area there, 1st traffic light at UTAR junction, 2nd traffic light at commerical shoplots junction there,
3rd traffic light at petronas junction there, 4th and 5th traffic light lights at grand saga junction there....

total 9 traffic lights, correct my statement, ur 2 hands still enough to calculate...

dun belive me, drive ur car and try my route then you know..haha...

dun cut short the route so many la...

He claims he stayed in BMC then shifted to Sungai Long for upgrade. But how come he comes out with so much incorrect info about BMC/Sungai Long, the worst is after "research" somemore. doh.gif doh.gif

Bang, bottleneck is referring to the road condition.
3 ways traffic lane and narrow to 2 ways traffic lane. highway is not all the way to KL Valley right?
We all experience Malaysian Driving attitude that when come to bottleneck, some driver will potong Q & use the emergency way and cause the traffic even worst.

this is unavoidable problem. not to say that your point of view is not correct or look for debate.
we only worry that more people moving in, the same traffic issue is still there.

ECH/EM is having the same highway designed and approved by the same body JKR even it is newly opened.
However will this highway is the best highway in Malaysia and won't have bottleneck issue??

personal view of point only....
*
Erm, dik, Ecohill currently is 2 lanes all the way till Semenyih Lekas toll, where's the bottleneck? Or the bottlenect is coming from those driving in emergency lane? hmm.gif hmm.gif

Yeah, when there is more resident coming in, interchange EM shall open. If not mistaken, I read somewhere, Ecohill link and EcoMajestic interchange is to cater for the requirement up to 150,000 residents. hmm.gif

When the Semenyih resident is more than 150,000, I think there is a need for alternative route again. Nevertheless, that's future prediction, currently I think Ecohill link can serve the purpose perfectly.

DUN Semenyih has conducted the traffic survey during morning rush hour, 8 Ogos 2015 730am - 8.15am.

It is reported traffic is smooth although amount of car is a lot.

https://www.facebook.com/johan.b.aziz

Many residents also mentioned that they have smooth traffic going and back from work..

Seems like Ecohill link has brought significant benefits to all the residents in Semenyih. Semenyih maybe can take off it's "notorious jam jam jam area" perception soon... rclxms.gif rclxms.gif

I am aot taking anything away from this commendable effort. I can agree that opening of a new highway link would logically reduce traffic congestion of the existing roads.

There is one question. Were roads in Semenyih congested on Saturdays between 730am-815am before Ecohill link was opened? I can allude that during this time roads in PJ and KL are clear if there are no abnormalities such as accident, verhicle breakdown etc.
*
Yeap, I think to conduct a traffic survey on Sat morning may not be representative. Perhaps should done another round during the weekday.

Nevertheless, there is one very obvious improvement I notice during weekend traffic. EM is having the "under the windmill" event. A couple weeks before the opening of Ecohill link, there are many visitors complaint about the jam along Jalan Semenyih when visiting this event. Last week after the opening of Ecohill link, I didn't heard of such complaint anymore. Some forummer also mentioned it is jam packed in EM, but so far no serious jam encountered.

Today after settle things at Rhb bank jalan run razak, left at 620pm, drive all the way to Sungai long to meet my tenant, reach Sungai long traffic light at 7pm, stuck there for about 15 min....this 15 min already can reach setia ecohill by using silk and lekas highway , without traffic light....so in peak hour evening time, possible to reach setia ecohill from jalan tun razak area in less than hour

Below is the picture I queue at Sungai long wait for traffic light, above me is the silk highway...

Lol... Perhaps Ming Ming will say this is exceptional case, he lives there, must be more clearer than you on the traffic there.. tongue.gif tongue.gif

Please posted in Sg Long thread, if you really want to create a discussion. I am always welcome. By the way, what is your intention? Why you are so stupid or doomdoom one? Don't you know that you also can access via BMC which may only take you 5 minutes yesterday to reach Sg Long?

Oh ya... Forget you also vested there. So just want to proof what people said in Facebook in correct? Don't you know that there is a new access in/out Sg Long via SILK under construction?

Oh ya, you don't even know how many traffic lights in the area... How can I expect you to know there is a new access?
*
Wah, dun need to be angry bird and say people stupid lah... Just for discussion only.

I am not sure if access via BMC only takes 5 minutes, but if really so, why people still choosing queuing and jam there rather choosing the BMC way instead? hmm.gif

This guy is joker la, keep saying semenyih very jam and far but own vested area, he chose to ignore the traffic jam is even worst issue....can feel that he is jealous ecohill got direct link to highway without waiting long queue at traffic lights, must be suffering a lot at Sungai long and Mahkota Cheras...haha
*
Yeah, one very funny thing is he said he can push his travel limit till BMC/Sungai Long area, which is considered far and jam also, though he can choose to stay in town area. However, he can't tolerate if people choose Semenyih instead because it's far and jam lah, blah blah blah...

Very funny, so bias and selective... tongue.gif

Most probably they came from Mines direction. Don't you ask them to pay toll to access via BMC?

This Doom Doom said he came via Jalan Cheras, why he choose using the "right" access at "right" time?
*
So you are very sure those queue there all coming from Mines direction?

So you said these Sungai Long people choose to queue there rather than paying toll? hmm.gif

Stupid in the sense of dunno simple math, dunno how to count traffic light. I said from Sek 1 to Grand Saga only one traffic light. You pula refer to other area. Don't you are stupid? Don't geh kiang lar.

Don't when Semenyih people have been waiting for how many years for the new access? Thanks to SPS at least can get relax for start few years.

Stupid because there is alternate access to own house but follow the jam and yet snap down picture to misleading people. Oh, maybe you don't have waze.... Oops, forget you don stay there... Probably you also plan to flip this eco hill... No wonder
*
Lol.... Calculating the traffic light must be representative lah... Can I said Semenyih only have 1 traffic light by referring to Sunway Semenyih only? doh.gif doh.gif

Wah, like that are you condamn those people who queue there are stupid and dunno how to use waze? doh.gif doh.gif
