about 2 years ago i book one unit at iproperty expo because sticker say it's selling fast (and last few months before gov will cancel DIBS). i got the loan approved too. but i got bad feeling about it - no website, brochure cincai one piece of thin paper (even dont give me booklets brochure after i placed the RM500 booking cash).

i ask to see show unit two months since place my booking. they say they still building it, but after that my SA say no show unit cos project sale very good almost sold out. then do search previous project, alam idaman very bad. i decided to cancel even when the SA warned me they wont refund the Rm500 booking. i cancel my booking and i'm glad i did. just sharing my experience and feeling i got when purchasing this project during launching. i still see there's no website about this project.

i suggest whomever considering to buy it to drive there and see the site for yourself. i worked in batu 3 shah alam before (2007-2009). morning and evening traffic is sooo horrible at traffic light to federal there. and sometimes it's flooded when raining too. now not sure if still got the same problem or not.

V2 mct.... spend money with another access behind. .....While Alam Sanjung CB Land. ....just built....and built more....... never put money on local infra....... CB Land = bad developer.= maximise profit.

You are lucky...... while some owners/ investors got invited ......to ghost ship.......got flat.....but pay 490psf........ lol

As an employee (out of my exact role though), here are some of complaints that some owner/buyers have shared with me:

1. Windows are too small.
2. Colour scheme of facade is not nice or matching to scale model.
3. DB box trunking is not concealed properly.
4. Corridor pipings have no plaster ceiling or concealed.
5. Wash basin in bathrooms too small.

I'll try to bring these issues up with my team and we will do our best to address it.

Item 1: hack the wall and replaced with new windows/ paint thicker window border to make it looks larger.....no sense at all
Item 2: even big boss Eric Yong say can't do anything, Need to wait jmb take over and change it
Item 4: even big boss Eric Yong give the shitty answer that it is to enable easier maintenance(in case of pipe leaking)stupid excuse again(save cost but say easy maintenance.. If buildd quality is good so easy water leak meh, even some mid cost apartment have plaster ceiling cover that ugly pipe)

If really one of item 1,2,4,5 can be solved by you Patrick , Eric Yong should be fired and replaced by you then..no of fence

IMHO, you should focus on things that can be change...example Like come out with effective management to lower monthly maintenance fee to offset ugly facade, assist in changing to residential rate faster, implement better security like access card inside the lift....all these can be implement to compensate the item 1,2,4,5 above.....please lah..

We bought this property 2 year ago knowing that :

Effective management that do good maintenance with low monhtly fees

changing to residential rate is what the developer own us

implementation security - the best developer can do is what they own us too.

acess card inside lift is what they promised before i signed spa


your list is what accetera can be change???. it is their duty to deliver. As promised 2 years ago.

FYI, we are committed to practice effective management in order to keep the costs as low as we can. For security issues, I have also upgraded the system to allow for card access in the lifts. The utility rates have been adjusted to be of residential rates.

When I say constructive remarks and feed backs, I meant it to be both positive and negative. But if you choose to make allegations and defamatory statements, then I shall not respond to it here - and let the legal proceedings take place instead.

yup. agreed with you. the Apartment Taman Bukit Pelangi indeed way looks better than alam sanjung Services apartment.
the apartment TBP facade structure already looks better liao. and at least the windows size much bigger.
the building color just need to repaint with better color selection it will even stand out more.

to be honest alam sanjung facade kinda looks similar with oug parklane facade.
but AS facade looks much worse than OP facade.

+1 Agree rclxms.gif exactly, I thought oug parklane is the worst until I saw this . if the grey paint removed, it will be worst than oug parklane.

What do you expect, CB land used to build MOSTLY mid cost apartment all this while. Their design architecture sucks big time, still come out with outdated and ugly facade.

Even new developer Trinity and ekovest done better job than them.

Just compared with trinity's old project The Zest Kinrara which looks 100 times better than this alam sanjung!
