Well, i haven't use the Aqara Thermostats yet and unsure of the features

Speaking of switches that requires neutral or not.
Anyone with sonoff wall switches getting light flickers or just the intermittent on/off lights after using it for some time (2-3 months)? Like for mine, I just looped in N from nearby wall outlet.

For me, sometimes it's either the flickers or the light just doesn't turn on.
How was your neutral wiring btw?

So you just learned the command from existing remote? Not from another 330mhz transmitter remote.

So basically i need to avoid the autogate with receiver that comes with frequency hopping? Just get the ones that's within 330-433 mhz range supported by rm 3 pro.

How far is your rm3 pro device from the autogate receiver?

3. Smart curtain? Seems that HA can control aqara smart curtain via zigbee2mqtt, anybody here have experience with this? Or should I get other cutain motor brand, eg. dooya? Ideally I want to know what's the current status of the curtain (open/close)
4. Sensors, need recommendation for all kind of sensors. Which brand/model would you recommend, and how accurate are the readings?
5. How to control IR/RF? Last option is broadlink (remember i want avoid additional hubs and china server), will need to send & receive
6. How to control aircon, probably getting the normal daikin aircon.
7. How to control/setup dimmable lights?
8. How to control autogate? And possible to know the open / close status?
9. How to integrate with home security? CCTV and alarm? Which provider can easily integrate?
10. Switch for water heater?

Routine i can think of:
1. Geofencing + conditions to prepare the house when we return
2. Lighting control based on motion, door open/close, lux sensor
3. control cooling (aircon & fan) based on internal temp and external temp
4. leak/smoke detection
5. fridge door open warning
6. cinema mode when watching tv, need to figure out how to detect if im using netflix
7. go out of home mode, shut down and turn off everything
8. door bell alert and notification

Basically i want the smart home to be as hands off as possible, if smart home is just remote control on your phone via different app then pretty pointless to be honest.

5. i’d say broadlink is your best option. Seems like a lot of people utilize this compared to xiaomi ir module or the logitech harmony.

Routine.
1 - 5 You can use a mix of sensors trigger specific action
6 - maybe something like pir motion sensor nearby sofa + weight sensor underneath couch to trigger logitech harmony for cinema mode
