I'm looking at Home Assistant + zigbee2mqtt, need advise from pros here. House is new, so can always ensure I will have neutral. Also have coding background, so can do dirty work like flashing, coding, even soldering.
What I need:
1. System that is reliable and stable, meaning I should not have to re-pair or re-configure too many thing on a weekly basis.
2. Able to fall back to use the switch to manually on/off if entire system is down.
3. Not too expensive, need to find the most value for money option
4. Avoid external hub as much as possible
5. Need to work off local network, I have no trust for external servers, esp china server. Will want to keep everything within my own network, and I can build my own external interface if i want to control from out of house.
Need advise for:
1. Is zigbee stable? as in range and staying connected. How do I know which device can be a router? Also does the router also work as a router once i added the device or should I do additional configurations to make it work as router? Also what are the recommended router device for zigbee?
2. What wall switch to get? I am a bit concerned about the range and stability of zigbee, house will be 2 storey terrace. Better to get smart wall switch like aqara (zigbee) or more stable to use sonoff behind normal wall switch?
3. Smart curtain? Seems that HA can control aqara smart curtain via zigbee2mqtt, anybody here have experience with this? Or should I get other cutain motor brand, eg. dooya? Ideally I want to know what's the current status of the curtain (open/close)
4. Sensors, need recommendation for all kind of sensors. Which brand/model would you recommend, and how accurate are the readings?
5. How to control IR/RF? Last option is broadlink (remember i want avoid additional hubs and china server), will need to send & receive
6. How to control aircon, probably getting the normal daikin aircon.
7. How to control/setup dimmable lights?
8. How to control autogate? And possible to know the open / close status?
9. How to integrate with home security? CCTV and alarm? Which provider can easily integrate?
10. Switch for water heater?
Routine i can think of:
1. Geofencing + conditions to prepare the house when we return
2. Lighting control based on motion, door open/close, lux sensor
3. control cooling (aircon & fan) based on internal temp and external temp
4. leak/smoke detection
5. fridge door open warning
6. cinema mode when watching tv, need to figure out how to detect if im using netflix
7. go out of home mode, shut down and turn off everything
8. door bell alert and notification
Basically i want the smart home to be as hands off as possible, if smart home is just remote control on your phone via different app then pretty pointless to be honest.
5. i’d say broadlink is your best option. Seems like a lot of people utilize this compared to xiaomi ir module or the logitech harmony.

6 - maybe something like pir motion sensor nearby sofa + weight sensor underneath couch to trigger logitech harmony for cinema mode
