Selangor Dredging to acquire 3 pieces of land for RM80 million

KUALA LUMPUR (Apr 13): Selangor Dredging Bhd (SDB) ( Financial Dashboard) is buying three pieces of freehold land in Serdang for RM80 million, which it plans to develop into a low to high rise residential development.

In a filing with the exchange today, SDB (fundamental: 1.3; valuation: 3) said its wholly owned subsidiary Hayat Abadi Sdn Bhd entered into an agreement today with SM Fortuneville Sdn Bhd (SFSB) to effect the purchase.

SDB said the lands have development potential and are part of the group’s ongoing identification of suitable properties to add to the group’s land bank.

“Hayat Abadi is proposing to develop the area into low to high rise residential development. The total development costs and the expected profits to be derived from the development of the lands have yet to be ascertained at this juncture as the detailed amended development plan has yet to be finalised,” said SDB.

The lands are currently being developed by SFSB as a gated strata development, comprising 63 bungalow units and 36 semi-detached houses, known as the Casona Luxury Homes.

SFSB has commenced earthworks, piling works and erected two units of bungalows, two units of semi-detached houses and one management office on the lands.

It has already sold fifteen units of three-storey bungalows and nine units of semi-detached houses to end purchasers.

“SFSB will cease further sale of properties in the project and work on the said lands as from the date of the agreement and revocation of the sale and purchase agreements entered into between SFSB and its end purchasers will be carried out by SFSB,” said SDB.


It is, however, unable to disclose SFSB’s original cost of investment, date of investment and net book value of the said lands as it is not privy to such information.

Meanwhile, it intends to fund the land buy using internally generated funds, bank borrowings and completed unit of properties developed by SDB, while the development of the lands will be financed by a combination of internal funds and borrowings.

Post-acquisition, the group said its gearing ratio will increase by 2.83% to 37.64%.

“The consolidated earnings and earnings per share will be increased by RM5.15 million and 1.2 sen respectively for the financial year ending March 31, 2016, of the SDB group, arising from the profit of completed unit of properties set off against balance purchase consideration,” it added.

It expects the acquisition to be completed by end-November 2015.

SDB closed 3 sen or 3% lower at 97 sen today, bringing it a market capitalisation of RM415.47 million.

High end homes but if location and access is bad, it doesn't matter how good is the developer. Look at their development in puchong near those htc. I don't think it's doing well.

Have to see the future, especially the town plan, the shorter access road plan is there, just need developer execution and make it there.

Currently there is another piece of land beside casona that has been cleared (rumor that it belongs to the trinity group) yet no much info.

I think the possible road crossing that piece of land. Hopefully these developers, mbsj willing working closely on that.

I hope there wont be any high density high rise building in that area already. The COG itself is going to be dense up. And the road going up bukit serdang is only a 2 lane road. Hopefully MPSJ takes note that before allowing the permits.

Yes correct upcoming Trinity project.

Bukit Serdang will have quite a number of upcoming highrise projects.

Hello guys... I drove thru sdb piece of land today.... Noticed some work is in progress, noticed they are putting up a showroom and loads of truck are busy clearing the land.... Any idea of the progress?

A word of caution. SDB properties are generally high end and will do well depending on the surrounding area like SS2. Unfortunately their development in Sg buloh didn't do well due to many factors but especially the location and amenities. Check the pricing with the surrounding properties. Having said that, their landscaping is first class.

Ya, 900-1mil for new double storey, consider very normal.

But luxury seems don't fit into Seri Kembangan or Bukit Serdang area.

To be honest, i regret to trust SDB. they fail me as a owner.

For those potential buyer, you better do a proper research. Do no believe whatever Agent or Developer promise, unless in black and white.

For current economy situation is better keep your money first till early next year. Maybe that time can consider. Some developers are facing financial problem.

Oh wow. Very bold statement against a very old brand. But it’s true, if these companies can’t get with the times and demonstrate value then they should step aside. But property development is such a large purchase that you wouldn’t know who to trust.

I think they made questionable decisions trying to sell mid high projects in not so great locations. Don’t know if it’s in their dna to do more budget projects.

On point, I have started to doubt sdb...very sneaky n yes the location miss match the property being launched here, not a great one... I shall pass my option of purchading here, just sign up at bandar kinrara for the almost similar price point but matching the location n property value n vibe. Heard even the next door affiniti didn't sell..... N loads of freebies are thrown to make the sale. All I can say my money is not worth this area and definately not for this property developer.

Cost saving measure when living, dining and kitchen not on ground floor. Can build more units because smaller landsize when build vertically. Buyer just climb more stairs lo.

went on site last weekend, this project design/layout is same as 19 trees @ melawati by SDB as well but this project name is Jia.

the agent said because the developer is waiting "AP" license (i dont know what is this) approval, expecting in Dec that's why no brochure or any marketing info for this project yet.

so i ask how can you start selling if the developer still pending whatsoever license ? she said, from developer point of view ofcos if can sell earlier the better. hmm?

i dont know about property, is this true? i mean the developer havent gotten the 'AP' license but already can sell?

AP most likely will be Advertising Permit. Start selling in the sense that they will ask you to deposit a sum with their lawyers as an expression of interest to buy. When they get their AP then they can ask the buyer to sign SPA.

Been there last week, this is what I have gathered:
- advance appointment is required
- 2 types (2 floors and 3 floors)
- both types will have 3 parkings, only 3 floors unit share one parking area with the 2 floors type
- Design wise its a back to back kind of concept with a small alley to move your vehicle to the designated parking
- 2 floor design (ground floor is your car park, need to climb a 20 steps floor to reach your living room)
- Price at the time (2 floor type - 1.16mil, 3 floor type - 1.5 ~1.6mil)

my personal verdict:
- dont really like the small alley in between moving cars around
- if you are buying a 2 floor type, get ready to argue with the other car owner whom shares one of your parking area when you try to wash your car
- unit design is ok as there's a dedicated maid room and toilet for them

Haha, I really doubted why some of you so free purposely go to spy the developer's projects and just want to post out to get attentions. I highly suspect your "curiosity" and what's your objectives behind all these? In fact I really suspect that you guys are experienced in the real estate industry but just try to be innocent and newbies. It's a shame that many people especially public don't understand the development process well and selling process, we can't blame a normal public who do not know the process and have doubts, we would advise perhaps you can check with some property experts in line other than just listen to some emotional nonsenses and bullshit around here and it is not even informative and benefit at all. Again I have to highlights there are some "bad" and "irresponsible" agents in the property industry, I believe it's not only in the real estate sectors but all others too. There are thousands of ethical and professional agents in the real estate industry who have served more than hundred thousands of clients. The buyers are not stupid as you thought, please don't insult them.

We understand there are some competitors and haters always like to create negatives about some developers, these kind of negative comments are really minority compare to thousand of residents who bought the developers' projects. Please understand that the Management Corporation of strata property is normally agreed and appointed by the majority of residents, it determines how well the maintenance and value of the property in future. Well, I'm no trying to offense anybody here.. I sincerely apologize for it if my statement sounds like it. I understand some are true opinions and comments, but in fact some are just negatives from competitors. I'm not bias on any developer or any project, my comment is please seek for the right party on advices and to understand the real process well. It may not necessary an agent's advice, but maybe lawyers, engineers etc..

Just locked a 4+1 rooms intermediate unit today, RM446 psf for 2497sf. Almost a deal breaker with that maid room occupying most of the kitchen space but the agent said might be able to knock off the maid room wall. Hence, locked it first until they confirm with developer in these few days. Anyone else lock any unit or any thoughts (bad/good)?

Wow fully booked in just 2-3 days, thought still available as I still see many ads on FB.

Pros:
1. Very reasonable pricing for a landed property in Bukit Serdang area (only RM400+ psf for 2-storey).
2. A shorter access to Bukit Jalil highway to be opened (hopefully will come true).
3. With some facilities compared to normal landed.
4. Parking lots are allocated for each unit, wouldn't need to argue with your neighbour blocking your front door every morning.
5. With visitor parking lots.
6. Good flooring (better tiles on lower floor, timber on staircase and upper floor) from the show unit, hopefully better workmanship from SDB.

Cons:
1. Maintenance fee is calculated based on built-up, not land area (which is strange for strata landed). However, was told by agent that developer could have increased the maintenance fee from 0.22 to 0.30 psf if calculated based on land area. Anyhow, will still need to pay RM4/500+ monthly maintenance fee for a 2-storey unit.

Wau, very detailed pros and cons. The maintenance fee is one of the biggest concerns for me for now, but if that cannot be changed I rather the maintenance fee use in proper way and keep the project nicely.

Hmm...regard to item 2, 1 parking belongs to opposite 3 storey. I wonder is this townhouse concept? Is the parking lot side by side or tandem? If it is proper landed superlink why can't they built proper car park. I am yet to view this project but this concept already put me off.

Sierra Hijauan no, but I do visit 19trees, another project from SDB. I pull off after visiting the places, the view of the place is very nice but because is a mountain area and the price, so I didn't continue.

But I can't imagine 3 storey owner that's paying Xtra still need to share car park with opposite 2 storey. The 20ft alley sure will be very dark during day time. It let me relate to another project by IOI Puteri Hills.

Hmm, why need to push since there's an alley for the inner cars to access? hmm.gif

The real concern for me is the potential argument with opposite neighbour and the potential noise created while cars passing by through the alley, hopefully not too disturbing sweat.gif

Went to the show unit at Melawati , found it weird with this design especially the car park. I want the car park area in my compound legally haha.

The maintenance fees is a heart breaker , it come with a internal hot water system. This I believe causing the highest cost to the maintenance fees.

It definitely will have lighting installed probably with sky light/void roof, but it can't efficiently provide enough daylight. Also, it is not energy efficient because need to turn on lighting during daytime that contributing to high electricity bill. Since this development came with clubhouse facilities, there is a price to pay unfortunately.

Thinking of getting the 2 level unit as 3 level unit is out of my budget. One of the agent told me they no longer taking anymore customer as all units are fully book. Can still put in your name and queue for those who got loan rejection. I have been living in this area for a while now and kind of like it here as it is quiet and not too far from all the necessity. It will definitely be a plus if the new road connection to Villa Pavilion side is completed but as of today there are not much progress though.

- I would consider this a matured area as you will be able to get all the things you need around you. Down the hill at Jalan Kasturi you will find some restaurants and grocery stores (32 Avenue).
- Driving to Bukit Jalil/ Sri Petaling is only around 10-15 minutes (Will be quicker when the new road access is build)
- You don't have to pay TOL whenever you head out and there will be lots of options in terms of road you use to head to KL.
- You can get a lot of cheaper option for food as you can drive to Serdang old town
- Quiet area and you will never hear any car noise from even the nearest MEX Highway which is about 500m away from actual site.

- Current access is one way in and one way out and will usually have the morning rush and evening rush when people go and back from work. Jam in the morning could be quite bad from Jalan Cemara all the way to Kasturi near 32 Avenue.

- Roundabout at Selangor Turf Club, you will not be able to escape the traffic there during peak hours.
- If you are working in KL city centre and driving, you most likely have to plan to leave home as early as 6.30am to avoid the heavy traffic in the morning. (Best option is probably to take the train in the future when MRT starts operation)
- Traffic will be very heavy coming into Bukit Serdang if there's any event around Bukit Jalil National stadium (Football matches, Concert etc). "

There's no flood around this area but if the rain is super heavy, flash flood may occur (less than one ft) at the industrial area just before 32 Avenue. I've only seen it 2x in many years staying around this area.

I thought the maintenance fees can change after a year. Change the management to reduce the fees. Sunlight can come in from ur garden area. Kitchen area there a void, can get indirect sunlight.

hmm I also like the affiniti design and seem bigger too but choose Jia due to lesser stair to climb and from the renovation/furnishing perspective it is easier and will cost lesser i think due to the squarish design of it. And the finishing look better too but not sure for the actual unit.

According to SA, selection of units for phase 2 will be opened on 15 Jan 23, official launch probably after cny. of course you will need to have loan ready to lock unit. Loan application can be done now based on phase 2 price (which believe to be 10% higher compared to phase 1 price).

So you can try to ask as many agents as possible from FB ad there.

Hi, is not a refundable deposit instead of 7% and 3% split into first and second payment. So the second payment you have to pay 7% and developer will pay the 3%.

Anyone knows how is the traffic flow design like at Jia? Noticed the main road would be between block c and e and outer ring surrounding the development. Would it be a 2 ways street?

Also for 2-storey, can 2 cars parked comfortably side by side without fearing knocking into neighbour’s car.

For internal driveway, not sure how will the car sound affecting the units. How to mitigate the vibration and sound pollution towards the units.

Hi all, its been interesting reading all the comments, im interested to buy at this location and initially went to see Affinity but didnt like it due to townhouse concept... so luckily found this... now considering if want to book for phase 2... seems like a hot cake property since phase 1 sold out so fast...

Hi all, its been interesting reading all the comments, im interested to buy at this location and initially went to see Affinity but didnt like it due to townhouse concept... so luckily found this... now considering if want to book for phase 2... seems like a hot cake property since phase 1 sold out so fast...

Yea i did, my main contention isnt with the stairs going up from the parking, its more to width of the house in affinity, this feel a lot spacious in tht sense...

Anyone else going this sunday to place booking?

I think it will be narrower at parking if u exclude the staircase?? Say 23ft - 4ft, just left with 19ft, narrower than those 20 or 22ft double storey.. this townhouse concept causing it to have high maintenance fee i think.. Usually landed is just RM200-300 monthly, but this one, much higher right? The additional amount can buy another myvi?

I doubt exhaust smell will go in the house, and u can control the exhaust of ur own car.
but imagine if u r sick or injured but still need climb up staircase to go home, I think this will worse. especially for elderly with knee problem.

Yea thats true but after the staircase area u get the full 20ft... n yea maintenance is definitely higher, around 500 a month +-

I believe SDB is waiting for most SPAs stamped then only inform buyers to come collect. Mine was pre-signed mid of Dec 22 too. Dropped an email to SDB's sales admin at <SalesAdmin@sdb.com.my> to enquire about status.

Was informed by sales admin the SPA is ready for collection by appointment only. Collected mine within the same week. Date of SPA is same day as i signed. BTW, there is small gift set (from one-two boost) to buyer too.

The later is actually not very cheap price ...
Developer marked up the price and give further rebate.

It is more or less the same or even much expensive than earlier one ...

This is the developer marketing strategy....

The best thing is, you buy later then serve lesser progressive interest to the bank.

But that price set by developer will be at a high price,

As a buyer of a unit at Jia SDB, I recently visited the site with a friend who is experienced in construction. His observations are alarming and warrant immediate attention.

Key issues identified include:

Poor Workmanship: The construction work is being carried out by all bangla inexperienced workers, leading to noticeable flaws. There are visible cracks and patches, improperly cleaned drainage which could cause future issues, and substandard roofing likely to result in leaks once the warranty period expires.

Use of Low-Quality Materials: Materials being used do not meet required standards, compromising the overall quality and durability of the construction.

Lack of Supervision and Quality Control: There is a significant lack of oversight, as evidenced by the unchecked issues and the fact that the site supervisor also appears to be inexperienced.

It is imperative that immediate action is taken to investigate and rectify these issues before construction is completed.

Not sure, they take down the Jia signage and changed to Hayat Villas. It looked low class..
