I think he is referring to IGB or KLCC Stapled? Just so on IGB, it went up 11% on the first trading day. Needless to say, due to their strong portfolio assets, it's prices at that time may be justifiable.

Not too sure of this one, I am considering to ballot for this IPO but I am also quite skeptical at the same time on its assets that it is holding. The only REIT that is strong that I know at the moment of is YTLREIT. High dividend yield too. thumbup.gif

The credibility of the participants in our capital markets are really down the drain. No company will want to list on the Bursa anymore if we do not have confidence in our Bursa.

Al-`Aqar which focuses on the healthcare related assets is also being managed by DRMSB.

Background

Al-Salam REIT is a diversified Islamic REIT, which invests in various Shariahcompliant
assets including commercial, retail, office and industrial assets. It has
an initial portfolio of 31 assets with total asset value worth RM903.1mn. These
assets are Menara KOMTAR, @Mart hypermarket, KFCH International College
and KOMTAR JBCC, which is a new retail mall in Johor Bahru city centre, and a
chain of KFC and Pizza Hut restaurants and other selected industrial assets.
Refer to Appendix A for details of the assets.
Scheduled to be listed on 29 September 2015, Al-Salam REIT will be the 4th
Shariah-compliant REIT listed in Malaysia. Based on the IPO price of
RM1.00/unit, Al-Salam REIT’s market capitalization will be RM580.0mn. The
trustee, Amanahraya trustee, on behalf of Al-Salam REIT has entered into SPAs
to acquire properties from the vendors for a purchase consideration of
RM903.1mn, which will be satisfied via the issuance of 327.6mn consideration
units and cash consideration of RM575.5mn, which will be funded from listing
proceeds and Islamic financing facilities.

still remember one case CHINA COMPANY couple years ago was undersubscribed , and the write up is good about the company - fundermentally strong , the company debut with SOLID GAINS $$$$$$

Out of 160 million shares, 80 million shares have been set aside for allotment under the Bumiputera category which represents 50% of the shares offered for public subscription while the balance of 80 million shares were allotted under the Public category.

A total of 14,319 applications for 124 million shares were received under the Bumiputera category which represents an oversubscription of 0.55 times while under the Public category 64,294 applications for 512 million shares were received which represents an oversubscription of 5.40 times.

In view of the oversubscribed situation for shares under the Malaysian Public Bumiputra category,

a total of 40,158,600 unallocated shares reserved for eligible Directors and staff of PCG Group and Petronas (including eligible customers and others) were made available to the Malaysian Public Bumiputra category, in addition to existing allocation of 80 million shares to this category.

it's not undersubscribed , it's relocate ( easy job & save time ) to public ... smile.gif

so all the IPO is fully subscribed >> meaning underwriter no need to pick up that unsold As Salam since ALL SOLD !

## For newbies - there was an IPO - a China companies was so undersubscribes ( can't sold half of the total IPO - very bad - menaing that the underwriters got to pick up 50 % of the unsold IPO )....
but the write up about the company was so good >> when listing FLYING COLOURS > making many MAD missing the boat $$$$$,,,

this REIT got fundermentals >> BIG buildings- Towers , shopping complexes , KFC outlets & what not...and some more this

AsSalam is back by GLC @ goverment link company >> that is J CORP ( Johore Corporation)

YESSSSSSSSS..got it ..this is CSL IPO ( undersubsribed by 50 % ) , when listing EXPLODED by 55 %

WOWWWWWWWW ! smile.gif smile.gif biggrin.gif biggrin.gif

The China-based stationery maker has its IPO under-subscribed by 50% back in Feb this year at 90sen per share. However, it made its debut brightly when its share price shot up to RM1.40 in the first 3 trading days. This translates into a 55% gain from its IPO price. After retreating to RM1.00, it surged again to touch RM1.90.

## this REIT AS SALAM is FULLY SUBSCRIBED - got fundermental after all
& almost all REIT trade around RM 1.50....and AL AQAR under JCORP now RM 1.40 after giving dividen 8 %..!

As Salam REIT , with the solid write up ( coverage) by IBs or Brokearage Firm with Fair Value Raging from ( RM 1.05 to RM 1.14 ) (on average RM 1.10 )......& the current REIT listed on BURSA ,many traded around RM 1.50 >>

so this REIT ( As Salam ) is much better than old fashioned grandma FD @ Fixed Deposit with chickeen_feed 3 %

....even this REIT is better than that Olang Kampong ASB ( peanut 7 - 8 % ) !

As what gark as said, most REITs do not have an explosive opening unlike the favourites, Aemulus, Ikhmas etc.

Yes, IGBREIT and PAVREIT opened up as far as I remembered, but only marginally (11%) to your standard. Most REITs do not have a huge volatile movement unlike the some mid-cap stocks that have the same or almost equal of ALSREIT.

However, most REIT have performed well in the long term due to dividends. Thus, it does make a viable investment choice over the next 12 to 36 months. nod.gif

Lo, you cannot use other reit price as a direct compare. You need to check the NAV and also the dividend yield.

First time i see people compare on price basis and not on DY, PE, NAV etc.. lmao why doht u use axis reit as comparison.. lagi terror.

The institutions are forward-looking, and will have to adhere to rules of engagement in the business world. In the current economic times, institutions tend to stay away more for safety purposes. They would want to see a very high margin of safety before they engage. In good times, the margin-of-safety is lower.

Perhaps if an institution is allowed to 'short an IPO' then the environment will be different. But shorting an IPO is, well,... not ethical.

My RM told me once : her bank may not buy a particular investment instrument, but she will buy the investment herself with her own money. If I have confidence in her judgement, then I will buy it too. Will not follow the bank.

Actually if you are HNWI, the IB will approach you to take up institutional portion.. no need so susah apply for IPO shares.

Only 1 catch, you must purchase in large tranches (>250k, some IB can take less) AND pay 5% extra over retail (Institutional price).

This would be the second REIT listing for the state investment arm, the first being Al-Aqar Healthcare REIT. This would also be the fourth REIT based on syariah principles. The other syariah-compliant REITs are Axis REIT and KLCC REIT.

The yields of the Axis, Al-Aqar and KLCC REITs are about 5.23%, 6.49% and 4.79%, respectively.

M&A Securities, which recently released a report on the REIT’s impending initial public offering (IPO), Al-Salam would be backed by JCorp’s large pool of assets.

The research house noted that JCorp would inject RM300mil to RM400mil into Al-Salam from financial year ending Dec 31, 2016 (FY16) onwards. This would double the REIT’s asset base to RM2bil in two to three years, from the current RM903.1mil.

Assets that could be injected into the REIT include Menara JCorp, Menara 238, Menara VSQ, Galleria@Kotaraya and other properties owned by JCorp’s food and restaurant business, QSR Brands (M) Holdings Sdn Bhd.

According to the prospectus, as at June 1, Al-Salam’s properties enjoyed an overall occupancy rate of approximately 94%.

JOHOR Corp’s (JCorp) Islamicbased real estate investment trust (REIT) Al-Salam could see its strong growth potential materialise given the potential upside to the rental rates of its Komtar JBCC Mall.

Local brokerage Inter-Pacific Research Sdn Bhd stated the current rental rate of the property is at an average of RM5.63 per sq ft (psf), noting that in C H Williams Talhar & Wong’s property market report, prime rental rates in Johor Baru average RM27 psf.

It added the shariah-compliant REIT’s sponsor, JCorp, has an asset reservoir that affords further acquisition opportunities for Al-Salam.

“The potential future assets have a market value of RM800 million and almost one million sq ft in net lettable area,” said Inter-Pacific.

The research firm noted Al-Salam will be a beneficiary of Malaysia’s strong retail and food and beverage service sector prospects, as local retail sales are forecast to inflate to RM190.5 billion next year from RM168.7 billion in 2013.
“This shows a compounded annual growth rate of 4.1%, while sales for consumer food service is expected to increase to RM38.9 billion in 2016 from RM33.3 billion in 2013,” Inter-Pacific stated.

Al-Salam’s current property portfolio comprise of Komtar JBCC Mall, Menara Komtar, @ Mart Kempas, KFCH College and multiple quick service restaurant properties, bringing its total asset value to RM903.14 million.

Inter-Pacific stated the occupancy rates for the REIT properties have always been stellar; Komtar JBCC’s occupancy rate currently stands at 89% with Al-Salam optimistic that this will climb to at least 91% next year.

The brokerage also noted Al-Salam has a favourable yield in comparison with other shariah-compliant Malaysian REITs.

Have to say, it is a great SME company that has been expanding well over the last few years. Remember when they first open at 1 Utama, now they have been expanding to almost every mall that I visit. With their decent performance on their quarterly results, this will be one IPO that I will think that might perform on the first day, firstly due to being stable and secondly, track record has been proven otherwise.

I am surely thinking that the company could perform well on the IPO compare to some dismal track record of companies like XOX. I did actually considered to bid for ALSREIT despite knowing it will be a sure guarantee spot but that time I just passed it.
