The credibility of the participants in our capital markets are really down the drain. No company will want to list on the Bursa anymore if we do not have confidence in our Bursa.

It has an initial portfolio of 31 assets with total asset value worth RM903.1mn. These assets are Menara KOMTAR, @Mart hypermarket, KFCH International College and KOMTAR JBCC, which is a new retail mall in Johor Bahru city centre, and a chain of KFC and Pizza Hut restaurants and other selected industrial assets. Refer to Appendix A for details of the assets. Valuation We derive our fair value of RM1.12, based on DDM valuation (cost of equity: 8.2%, terminal growth: 2.5%). At RM1.12, the implied FY16 dividend yield would work out to 5.7%, which is slightly higher than sector’s target yield of 5.4%. Previously, JCorp listed Al-`Aqar Healthcare REIT on the Main Board of Bursa Malaysia, through KPJ Healthcare Bhd.
Al-`Aqar which focuses on the healthcare related assets is also being managed by DRMSB. "The establishment of Al-Salām REIT is another commitment by JCorp in playing its part in the world of Islamic REIT and Islamic capital market," its president and CEO Datuk Kamaruzzaman Abu Kassim said, noting that the group believes Islamic REITs have the potential to be the preferred investment instrument among investors in the capital market. It has an initial portfolio of 31 assets with total asset value worth RM903.1mn. These assets are Menara KOMTAR, @Mart hypermarket, KFCH International College and KOMTAR JBCC, which is a new retail mall in Johor Bahru city centre, and a chain of KFC and Pizza Hut restaurants and other selected industrial assets. Refer to Appendix A for details of the assets. Scheduled to be listed on 29 September 2015, Al-Salam REIT will be the 4th Shariah-compliant REIT listed in Malaysia. Based on the IPO price of RM1.00/unit, Al-Salam REIT’s market capitalization will be RM580.0mn. Out of 160 million shares, 80 million shares have been set aside for allotment under the Bumiputera category which represents 50% of the shares offered for public subscription while the balance of 80 million shares were allotted under the Public category.
A total of 14,319 applications for 124 million shares were received under the Bumiputera category which represents an oversubscription of 0.55 times while under the Public category 64,294 applications for 512 million shares were received which represents an oversubscription of 5.40 times. In view of the oversubscribed situation for shares under the Malaysian Public Bumiputra category, a total of 40,158,600 unallocated shares reserved for eligible Directors and staff of PCG Group and Petronas (including eligible customers and others) were made available to the Malaysian Public Bumiputra category, in addition to existing allocation of 80 million shares to this category. |

PETALING JAYA: Inter-Pacific Research Sdn Bhd has assigned a target price of RM 1.14 on Johor Corp’s new Islamic real estate investment trust (REIT) Al-Salam [/B]based on a discount rate of 7.6% and a dividend growth of 2%.
" We used the dividend discount model (DDM) with a discount rate of 7.6% and we forecast a dividend growth of 2% which place Al-Salam shares’ at a fair value of RM1.14,” it said in a research report yesterday. ## AL -AQAR under JCORP now traded @ RM 1.40 after giving dividen 10 SEN ! ### almost ALL REIT now around RM 1.50 |

However, it made its debut brightly when its share price shot up to RM1.40 in the first 3 trading days. This translates into a 55% gain from its IPO price. Actually if you are HNWI, the IB will approach you to take up institutional portion.. no need so susah apply for IPO shares.

After some fine tuning , the TP @ FAIR VALUE now is RM 1.38 It's with in reach , after all Mercury Securities endorsed Al Salam with RM 1.20 Fair Value @ TP ( 20 % premium)...! My REIT pick is still KLCCSS and PAVREIT so it could add in to my positions. Johor Corp president and chief executive Kamaruzzaman Abu Kassim had earlier said Al-Salam REIT aimed to double its asset value to about MYR2 billion in the next two years from MYR900mil currently. This would be the second REIT listing for the state investment arm, the first being Al-Aqar Healthcare REIT. This would also be the fourth REIT based on syariah principles. The other syariah-compliant REITs are Axis REIT and KLCC REIT.
The yields of the Axis, Al-Aqar and KLCC REITs are about 5.23%, 6.49% and 4.79%, respectively. M&A Securities, which recently released a report on the REIT’s impending initial public offering (IPO), Al-Salam would be backed by JCorp’s large pool of assets. The research house noted that JCorp would inject RM300mil to RM400mil into Al-Salam from financial year ending Dec 31, 2016 (FY16) onwards. This would double the REIT’s asset base to RM2bil in two to three years, from the current RM903.1mil. Assets that could be injected into the REIT include Menara JCorp, Menara 238, Menara VSQ, Galleria@Kotaraya and other properties owned by JCorp’s food and restaurant business, QSR Brands (M) Holdings Sdn Bhd. • The Malaysian Reserve • 28 Sep 2015 • By JEREMY TAN JOHOR Corp’s (JCorp) Islamicbased real estate investment trust (REIT) Al-Salam could see its strong growth potential materialise given the potential upside to the rental rates of its Komtar JBCC Mall. [COLOR=red] Local brokerage Inter-Pacific Research Sdn Bhd stated the current rental rate of the property is at an average of RM5.63 per sq ft (psf), noting that in C H Williams Talhar & Wong’s property market report, prime rental rates in Johor Baru average RM27 psf. It added the shariah-compliant REIT’s sponsor, JCorp, has an asset reservoir that affords further acquisition opportunities for Al-Salam. “The potential future assets have a market value of RM800 million and almost one million sq ft in net lettable area,” said Inter-Pacific. The research firm noted Al-Salam will be a beneficiary of Malaysia’s strong retail and food and beverage service sector prospects, as local retail sales are forecast to inflate to RM190.5 billion next year from RM168.7 billion in 2013. “This shows a compounded annual growth rate of 4.1%, while sales for consumer food service is expected to increase to RM38.9 billion in 2016 from RM33.3 billion in 2013,” Inter-Pacific stated. Al-Salam’s current property portfolio comprise of Komtar JBCC Mall, Menara Komtar, @ Mart Kempas, KFCH College and multiple quick service restaurant properties, bringing its total asset value to RM903.14 million. Inter-Pacific stated the occupancy rates for the REIT properties have always been stellar; Komtar JBCC’s occupancy rate currently stands at 89% with Al-Salam optimistic that this will climb to at least 91% next year.
