PETALING JAYA: Inter-Pacific Research Sdn Bhd has assigned

a target price of RM 1.14 on Johor Corp’s new Islamic real estate investment trust (REIT) Al-Salam
[/B]based on a discount rate of 7.6% and a dividend growth of 2%.

" We used the dividend discount model (DDM) with a discount rate of 7.6% and we forecast a dividend growth of 2% which place Al-Salam shares’ at a fair value of RM1.14,” it said in a research report yesterday.

As Salam REIT , with the solid write up ( coverage) by IBs or Brokearage Firm with Fair Value Raging from ( RM 1.05 to RM 1.14 ) (on average RM 1.10 )......& the current REIT listed on BURSA ,many traded around RM 1.50 >>

so this REIT ( As Salam ) is much better than old fashioned grandma FD @ Fixed Deposit with chickeen_feed 3 %

....even this REIT is better than that Olang Kampong ASB ( peanut 7 - 8 % ) !

As-Salam REIT with guaranteed return ( dividen) + Capital Appreciation @ Gain $$$$$

Present 5 yrs n 10 yrs MGS yield at 3.74% n 4.12% respectively -v- Al Salam DY @ 6.41%
Thus, Al Salam offers premium ranging from 2.29% to 2.67% for investors

My friends , price of other REITS mostly EXPENSIVE @ High >> around RM 1.50....

AL AQAR RM 1.33 ( UNDER JCORP ) ( before RM 1.41 adjusted after dividen 8.1 % )

HOW ?.....so this is the alternative merely RM 1.25 AS Salam REIT (price after listing ) ,
the other J CORP REIT is AL AQAR ( has hit RM 1.50 ...)

As what gark as said, most REITs do not have an explosive opening unlike the favourites, Aemulus, Ikhmas etc.

Yes, IGBREIT and PAVREIT opened up as far as I remembered, but only marginally (11%) to your standard. Most REITs do not have a huge volatile movement unlike the some mid-cap stocks that have the same or almost equal of ALSREIT.

However, most REIT have performed well in the long term due to dividends. Thus, it does make a viable investment choice over the next 12 to 36 months. nod.gif
