If monorail really kick off, can be build very fast since monorail is more simple architecture.

I think they now focus on new monorail fleet.

With MRT 2 now servicing Kuchai and Sri Petaling, they might ular their way out of Monorail extension and Mrt 3. Gov no money liaw mar.

I cannot reveal more info as of now because no developer (they monitor me) will allow this. But I'll start a thread here early so that people can discuss and be prepared.

Location is next to Verve Suites. Got lake. Rendering is with me. This project is ideally planned for 2016-2017.

In terms of Monorail, I think let MRT 2 made its way first. Justify the numbers. Who knows at the end of the day, we might get better deal than just a Monorail.

About time, this area has been lagging behind Puchong and Damansara for the longest time even though the location is arguably as good or better than those areas.

Not much track record on Exsim but so far so good. Treez is fetching good rental + super good capital appreciation. Leafz is going VP soon, capital appreciation is around 30% to 40% based on latest transacted prices. Followers are not blind..

If location is beside verse suites, then if we coming from Jalan Kuchai Lama, don't we have to turn left towards Pearl Point, and then illegal u-turn(into bad traffic) or go more forward till balai polis there and u-turn (into bad traffic also) and then only able to get into this project? hmm.gif

The project mention got lake view, so it's beside verve suite and behind the westcourt furniture there. The westcourt furniture shop lot already been evacuate already, just left a workshop still running. If that roll of shop demolished, then the entrance is very big already.

somehow the traffic condition there is not good. too many traffic light and couple with the amount of cars passing through everyday,,,,gettting from bad to worst. Really hope that they will do something on the road planning ...e.g. flyover...etc

Okr's location is fantastic. But the connectivity and jam really jialat. If monorail really Jalan as marketed by 9 Seputeh team, this area will be really vibrant.

No money earmarked in Federal Budget means Okr need to wait long long lar. No set timetable.

All the while, I thought the location is between verve suite and scott garden but I think i am wrong... I was curious why the condo is not fully facing the old klang road based on the pic above but have a row of shop lot in front. I started to do some research and found that the location is actually behind the public bank.....

so the nearest will be come out from jalan sepadu,

Really depends on the price psf. Scott garden next door half dead liaw for a mixed dev. Also verve suites not selling well at sky high price.

If above 800 psf, I don't think much people dare touch. 6-700 psf probably more realistic.

old klang road was formerly a narrow dual carriageway.
it was upgraded in 2000's to a 3 lane each way minimum.
it's the retarded drivers who constantly park by the roadside which causes the jam and create hazard to the main road vehicles.

Did you happen to see whether the rainz show room was demolished??? I think exsim will use rainz show room for simplicityz show room as based on my understand from agent last year, rainz was fully sold... not sure is sticker game or really sold out....

klang I believe has the biggest population amongst all the local council.....over 1mil population. in fact klang needs to wait til LRT3 already a much delay proposition. And even with LRT3, it will just brush thru klang nia....

lets just say got one strip of land opens for development....total 8 acres

1. land sold to one developer.... decided to launch 8000units.....
2. land sold to 4 developer...each developer will launch 2000units each....

which one more high density????? am sure for (1) case...everybody will be shouting murder and robbery during daylight....

whereas for (2) case...everyone will happy happy buying.

not rm 800 psf actually, should be rm 830 psf literally based on the hand out......

but the min price for rm 850 sf unit is rm 730 k so the psf should be rm 858 psf, don't know why agent keep saying is rm 830 psf... and agent not even know rm 730 k is gross price or net price... pricing kinda confuse...

the layout of block A and B are boring... all same layout, the different is the size of balcony. the 3 rooms and 2 + 1 rooms are actually the same, just the way enter the room is different only...

agent keep pushing this project by telling the bandar malaysia but now the deal is lapses so wonder exsim will reduce the price due to this or not...

No argument there by looking at their asking price. Since Exsim had been selling premium price for all their projects and proven to be sellable base on their marketing strategy and portfolios. I hope they will keep the wow factor and transcend OKR into greater height.

Kinda expensive. D'Sands is about RM 777 psf for 1,048sf.

Yes, you can choose the unit now by placing 5K booking fee. Any cancellation will incurred RM500. This was told by the agent....Usually Exsim project will handled by IQI agency...

bro, now selling are all 3 rooms or 2+1 rooms. The +1 room actually is a size of 1 room. layout are 90% same in all units in block A and B, just the size bigger or smaller a bit and the balcony size.... When u see the floor plan, u will know what I am talking about.....

Block C & D, forgot which one is 2 rooms like dual keys concept (maybe exsim think can easily rent out to students as art college will be there) and another block will be like professional suite, something like expressionz by exsim....

Hearsay only. not sure is correct or not. by the way, APDL not yet approve so plan may change again....

You might be right that smaller size but higher psf, end up price may same as block A & B but if let's say the selling gross psf for block C & D is increased to rm 900 psf, and size let's say 700 sf, end up just rm 630 k SPA price. still way cheaper than block A & B... but depends on how big the size of block C & D....

plan might change before APDL as you know.... even exsim staff also not able to confirm for now...

I got my units booked few days ago . I was told 100 units were sold for 1 weeks . No referral fee for Block A as its the cheapest block . I personal thing its a good buy as Exsim gives "wow" factor to all their purchasers in previous projects such as Petalz, Twin Arkz, Treez and Leafz.

I got my units booked few days ago . I was told 100 units were sold for 1 weeks . No referral fee for Block A as its the cheapest block . I personal thing its a good buy as Exsim gives "wow" factor to all their purchasers in previous projects such as Petalz, Twin Arkz, Treez and Leafz.
Who need more info can pm me.  I will ask my SA contact you .

If you are Petalz buyer, you wont use Petalz as good quality example.

actually there are 5 blocks

2 blocks with 2-3 bedrooms, 2 blocks are studio size (higher psf) & 1 block corporate office tower.
developer HQ will be inside , IQI agency HQ, & 1 design college will be anchor tenant too

Actually, I am quite curious why Tesco moved out. I went there twice and i saw full of ppl buying grocery there... Scott Garden is mainly for pub and the place for happy hour so not sure whether Millerz will be the next place for pub and the place for happy hour... Wonder whether Exsim has the control on the type of business operate there?

FYI,there is a church opposite millers square,currently got 8000 members,and they brought over the next buidling for church expansion..target to fill 10-15k members..it will be top 3 larger in klang valley..so every friday,sat,sunday church activities,millers square is the right place for them to makan & jalan..
block A & B have their own entrance,and block A largest unit 907sqft(all SOLD)..i bought the 897sqft block A..the next is block B,only about 600-700sqft if not mistaken..block C is 660sqft and 880,block E 5xx and 7xx sqft one room only..but will be more expensive per sqft..now is about rmm900/sqft..after rebate around rm820/sqft..correct me if im wrong..

block A & B have their own entrance,and block A largest unit 907sqft(all SOLD)..i bought the 897sqft block A..the next is block B,only about 600-700sqft if not mistaken..block C is 660sqft and 880,block E 5xx and 7xx sqft one room only..but will be more expensive per sqft..now is about rmm900/sqft..after rebate around rm820/sqft..correct me if im wrong..

you raised an excellent point.
for a successful retail, one should cover comprehensive ingress and egress.
almost all successful commercial have got a rather good network of ingress and egress.

but due to the size of this development, they may not have the budget for massive infra upgrades.
logically it will be good to have an overhead/underpass from mv direction towards millerz directly. and an overhead/underpass exit from millerz towards pearl point.
then in and out from pearl point towards mv can utilise the existing road.

From mid valley side to millerz square, have to make u-turn at the junction to citizen/petalz/in front of police station.
for exit and want to go puchong, have to make a u-turn at a traffic light which turn to Jalan Desa (if not mistaken). not to forget that the AES at the traffic light in front of the pearl point..

Developer is giving the GRR to the individual buyers...the GRR is catered for first 3 years (if not mistaken). So the developer will choose the retails lot based on their criteria....

Agent told me Block A & B are sharing one entrance as this is one phase and layouts are identical for Block A & B. So they are revising the layout of Block B to smaller square feet now???
