You can hace restaurants but make sure you serve one of thess two groups....one out of 2

1. Super high end restaurant with reputation to boost.

2. Tai pai tong....tai chow or sei chow....mamak....

When talk abt boutique offering as such avara riyang that targetting familh sizes n old money n next generation of local residents or downgrade size for local residents...

My old college at seksen 14 that offered me cheap tuition fee which i earned back thousand times over. Tq systematic. Without you i probably ended up on the street.

I thouyht developer is cina man company.....

But in western countries bed head rest against the window is common.

They are basically unknown in development scene here.
They have few projects in papua new guinea, thats all.

For yr information, building regulation is a lot tougher in papua new guinea than malaysia bcos they blindlly folliow aus standard.

But whether they will carry their professionlism here or change to even better, time will tell.

Property development is a tough boz to be in in malaysia. Of you dun have the economics of scale...you die standing

lokgotz, I think you bought before the HOC came in right? Did they absorb the MOT stamp duty cost?
Sidenote: Anyone here have experience with Bravat/ Teka items? are they good? The sales agents emphasise on the quality of these brands and items offered but I don't think I've heard of Bravat or Teka before. Just mostly Electrolux and grohe (?)

The best brands are those brands you cant pronouced.
Once you can or know what how to pronouced...it become common

Teka is below eletrolux. Bravat is european sanitary brand.

Grohe is sanitary set.

Teka n grohe are brand names macam nike n adidas of home appliances world. Just common brands...not super highend and definitely not top notch high end.

Many local manufacturers or even chinese manufacturers alrready using european or italian sounding names as "branding'.....seriously most malaysians dont know much abt how high end are their appliances de.

Just like many ppl here said Teka is higher or at par with electrolux. I was one who thought the same.

Anyone knows the different btw BOFI and BOFFI?

Or btw SMEG and MIELE, which one is higher end?

Remember also once these high end broke down, it will cosg an arm or leg to repair also....and usually parts will have to come from overseas.

I was once visited a showroom in bangsar, a local co specialist in getting overseas kitchen cabinets....for this particular brand POLIFORM. A dry kitchen will cost rm250k easily.....and they will have to engage italians to come to malaysia for the installation. I checked their visitors book, semua datuk datin de.....needless to say i quietly exit the showroom and disappeared in thin air....

for your information, the recently vped Eko Cheras also got TEKA appliances...…

eko cheras sold from 700psf gross...…

Will this answer your question where TekA stand in terms of exclusivity?

Do search the internet for ranking of teka bosch and electrolux

Eko cheras owners all get free teka and signature drg kitchen cabinets.
There is another newly condo get teka too.....i seriously wonder of teka is premium brands these days

4) and lastly, how do you perceive the future of this project to be like and why do have such high confident on this developer?

Buy subsale or from developer when the project is completed....this way you can touch and feel everything, you can even engage professionals to carry out unit inspection.

It's safer this way

Why bother to worry so much now?

No law said you need to buy yr own stay property before building completion.
