Probably not. Non-standard units lags the progress of work for contractor. Also, if they allow you to do it, they'd have to allow it for other purchasers as well. Contractors might get confused on which unit to do the whole floor timber during construction and screw up probably
*
its not that.

when developer submitted plan to authority for approval, everything has to be built accordance to plan.

unless the plan has unit 1 with timber unit 2 without and etc....then its ok...but developer would need to pay more money for submission and more for draftman to draw different plans and etc.

Ah I see, thanks for the clarification! Didn't know they have to submit the plans even for the flooring type. Thought the plans are just the overall construction of the buildings like beams, etc.

If majority of units provide tiles, and one odd with timber flooring thoroughout then plan must be submitted for this unit.

You may ask why developer just dont provide any tiles and vped this unit with raw cement concrete? Yes it can be done provided all units are cement concrete floor.

I think there might be one or two groups set up via fb if its not reported here. You could try your luck there. hmm.gif

I know there is a whatsapp group for a unit I bought for one of the projects mentioned here, but chose not to join as I value my privacy and I don't like the idea of being part of a group made up of people I've not met personally before.

Agree. Most buyers/owners groups are very toxic and full of negativity....especially after getting vp.

And many talk like ah sum ah sok, holding grudges but later you will find out they are actually anka....

One of the recent development i n kepong one member even commented in mandarin (noticed many buyers commented i n mandarin despite there could be other races in the group) that something along this line
'Cham loh, my neigbour is indian. What can i do?"

One of the reply was
'It like that wan, low cost apartments. Got money buy high end condo lah....the indian there better wan".

Actually its the little things that made me choose Avara as well. I could've went with Tria and other projects but I didn't think the attention to detail was as good? granted, avara's price is higher.

I'm not sure whether developer will really implement it because it's not really stated in the SPA but I like the idea of them making an exhaust pipe out so the cooking fumes would be piped out instead of being kept in. I asked the agent this and they said each unit will have their own exhaust pipe out so there'll be like 350+ holes somewhere in the building or something.

The other thing is the balcony. I like the handles and the height. The addition of the sliding sun shade thingy is such a good idea that I would never have thought about. My one con is I would've hoped they use wooden floors instead of tiles for the living areas but oh well hahahaha

Nothing that ID cant fix.

Yiu guys have been drilling into tiny issues than missing the bigger pic.

I was also drawn to the idea of the kinetic facade thing. I thought it was the first in Malaysia to do it but as mentioned by someone earlier in this post, it isn't. I hope that the kinetic facade will be similar to the one used for Debenhams @ Oxford street London. It'll look so cool. I also hear that star residences (by Samsung) @ KLCC will be doing kinetic facade as well.

Which part of avara is kinetic design????
I re watched the video again and cant figure out which part.

Basically not so Carpark smell la
As more windy

Hmm.. I personally don't think it'll improve air circulation per se. I think it's just purely for aesthetics purposes. Even if we srerch it, I think it'll probably "improve circulation" by not allowing the smoke and exhaust gases from the road in front to enter into the car park that much easily?
*
I am not the expert of both kinetic design and covered carpark podium but my opinion is it will make the carpark podium much worst.....bcos simply of lack of ventilation and cross wind.

Me too, my preference is for wooden flooring in living area as well. One can argue that it's nothing ID can't fix, but when we are already spending so much on the unit and the tiles are supposed to be of high quality, it would be a waste to remove them upon receiving keys when still so new. Not sure what other options there are.

its difficult to maintain wooden flooring for common area.
