2) Rising living cost
3) Economy slowdown
4) Market sentiment and new launches price is stagnant or a little lower.
5) Influx of supply coming into market in Semenyih and multiple choices available in surrounding areas. (Due to overflow of investors and flippers)
6) Difficulties to obtain bank loan due to tighter regulations.

A fair price would be below 500k. This is a buyer market now.
Price above 600k would mean buyers will adopt wait and see attitude and likely not proceed with purchase.

Unlikely one would pay a premium for Samanea.

1) DSTH, fenced only.
2) Begonia still available, buying from developer might lower cost due to lawyer fees etc in subsales?
3) Superlink coming up, top up 100k to get superlink (gated and guarded?)
4) Ecomajestic still have launches around 700k?

If it is a flipper and cannot hold, prepare to die. No buyer = sell below market price.

Tree does wonders. Just one row of it and viola, it is quiet already.

Otherwise it doesn’t bother you.

Semenyih Parkland. Oh I didn't say hard to make it for ecohill, just saying for this DSTH that one tried to flip at high price.
Without concept and slight difficulties in terms of accessibility to Lekas exit, it is slightly cheaper and worth considering for the price point below 500k.

At between 5-650k DSTH in Ecohill is next bet.

Between 7-800k the choices open up already.
One doesn’t even need to consider DSTH in Ecohill, can get subsales in Cheras, but sacrifice concept.
Or if insist comparison to Semenyih, I’ll take Superlink Ecohill or EM.

Why superlink? If I am not mistaken, it is G&G, a separate precinct. In terms of accessibility, it is not as far in as u think from the roundabout, probably same distance to DSTH.
Would be too far in, if you compare to Tesco.

Noise?
If SPS plant trees, that won’t be a problem anymore. In fact if choose slightly inside unit, those could avoid this problem.

That could be true as well.
But one has to remember, price is a little sensitive now considering the market.
In general most of the people who wants to buy a house has a budget of around 4-550k (pushing a little maybe 600k max?)
That excludes renovation budget of about 100-150k cash.

So in that sense, a lot parties may consider Semenyih Parkland kind of house / pricing point first, before even considering to go into Ecohill DSTH.

One thing that shudders me is the fact that most associates, internal sales unit were wiped out. I generally see most of them as flippers and likely not able to hold for long (more than 2 years).
This supply will go into market at the same time, competing for limited buyers and different project (EM?)

Like it or not, most people does not want to hear what I say, market is slowing. I am not saying crash or DDD, but expect tough time ahead if you are flipping.

If ownstay, no problem.
If investing over 3-5 years, no problem.

when all this unit comes out for auction or fire sales, just be ready to chap sei kai.

I would say fair price in market today for DSTH is around 550-620k max.
For Semi Ds – 950-1.1m max
