As I said, there would be people who hated me for that, but that’s my honest view on this.
I would love Ecohill houses to go up to millions, but realistically that would only happen in years ahead.

Flippers? Prepare to die.

Btw, on different thing.
Someone was saying superlink’s water meter and rubbish bin is being placed facing porch rather than main road. I think this should be confirmed. If you check P2 photos, apparently they are being placed that way.

Slow slow wait or not, I will indeed wait and chap when these flippers die.

Like I said before, for ownstay it is indeed great place, no worries at all.

There's one flippers who came and ask for price out of nowhere, with so obvious intention to flip.

But unfortunately you butthurt.

Show off or not, no need worry.

Just like I mentioned before, like it or not, the market now is not suitable for flippers. It is buyers market. Flip at your own peril and if shit happens, many will clap hand for your greediness.
Can’t accept honest yet negative comment then can ignore me.

I don't have to say something negative to bring down the price.
I have all interest to see it goes up till skyhigh so I can earn on paper.

But, in all honesty this market is slowing down.
Many will take a hit, and those with intention to flip, will burn.

Choices wise, there is so many out there, with the supply incoming.
Pricing wise, one can easily choose property in better location (minus concept) with almost similar pricing with the demanded price in subsales now.
Of course, if you need the concept and greenery, very few can provide.

If you cannot accept such honest view, which thinks it is downturn / slowdown for first few years, before booming.
And for flippers to die if their intention is to flip upon VP with no holding power, then I think you are indeed delusional.

Don't have to worry of me not having one and wanted to bring down price.
I have one and I am moving in.

Just that I despise flippers cause they deny a lot ppl housing.

btw, i don't call it honest negative opinion.
I call it honest opinion cause it is negative for short term and positive for long term.

Rather than just a positive view that mentioned everything good but not the risk for short term, that is biased and misleading.

One has to know in this time, short term wise, it is negative outlook and once market picked up it is positive outlook.

That to me, is not honest negative view, it is an honest one.

Sei gai talk about other project in this thread is not the right place. Here should discuss just SEH.

My concern is on the associates and the internal sales as well.

I spoke with a few flippers that queue with me last time.
They mentioned that they actually buying by sharing with a few person, sisters/brothers or colleagues.
A few person pool into one property to get it and flip.
This is scary as I have seen similar scenario in other projects.
Those buyers are now on the market looking to sell it off, because they do not want to be tied together into a property for long, in case of anyone goes bankrupt, they will be dragged down as well.

Now, if you look at the sales of internal sales, if I am not mistaken, the internal sales for terrace is about one block (for Phase 1 DSTH and another 1 block for DSTH, I could be wrong here, so please correct me).
For Precint 2 I think same goes, 1 block as well. Now, this is something I can’t 100% remember, but I do rmb there’s a few images showing the allocation, need to dig it out.
Assuming it is about 3 blocks internal sales, we may have about 100 -120 units going into market with this kind of situation, probably half or thereabout looking to sell off quickly.
I do note initial investment is huge of about 40-50k however if they do pool resources, that’s already about 10-20k per person, manageable to fork out.

One example of flipper is one forumer (not TKJ) who sold off the unit about few months after buying and then occasionally drop in here.
I think he do say bad things about SEH project after that and keep praising EM now.

Flippers are a very bad for a project and for genuine buyer in general.
They flip at short time, but if unsold house is left empty, the place is unoccupied.
For DSTH, may not even want to pay maintenance fee.
For genuine buyer, denying them the house if they are late and then have to resort to secondary market to look for it. (Hence you my idea why I despise all this short term flippers)

If you look at general supply in Semenyih alone. SEH and EM will have quite some supply going into market, then you have other projects with non gated concept at slightly lower price that provide choices for those who doesn’t have budget but still considering the location.
All this (as I mentioned before) coming together at end 2015 to end 2016 will all compete for buyers.

P/S: Referring to previous transactions at above 600k. Great news indeed, but look at the data closer, it is Q3-Q4 last year.
And till mid May, about 6 months no transaction. Either, there is nothing being put into market for purchase by interested buyer, or no buyer willing to match higher price now, or bank loan is harder to get now.
I see it as market slowdown.
As to whether it will slowdown more over next few months, we shall see.

Unfortunately I do not have figure/sales that shows below market sales or chap sei kai price.
In time, we shall see.

For own stays, no worries, price shoot to 10m or price drop to 100k, you are still living there, paying the same monthly instalment. Paper gain/paper loss, no effect.
For those intending to flip right away, I hope it hit you hard.

Regarding EM has better material than SEH, may I know what is the material?
Is it in terms of the house building materials?
If yes, has anyone took EM and SEH S&P and compare?

Would be unfair to say it is better, but no concrete comparison done.
