Hopefully it was not the developer claimed Zero Defect sweat.gif sweat.gif
Not sure if the developer replied to residents on landscape matter or not.

Went there few days ago. Show units will be ready this Saturday, 19 Aug. Show units are located in Precinct 1.

1. Low cost flat is on the west side, where the cementary is. So landed units are located further away.

2. Basically most of the landed units is on the eastern side, with low cost and commercial on the western side.

3. 3 precincts of residential all together. Precinct 1 = Phase 1 = 600++ units.

4. Smallest is 1,835sf @ RM 598k with 5% rebate. Roughly about RM 310psf.

5. Biggest is 2,3xxsf @ RM 7xxk. Same rebate and abouth RM 310psf too.

6. Entrance is from Jalan Broga. No mention on the connection road from EcoMajestic

landscape is illustration and for marketing only. not formed part of snp. thts why cradleton got botak lake instead of illustrated colorful landscaping. cry until no tear also no use.

most likely nxt vp merrydale illustrated wonderful lake also ended up same fate like cradleton botak lake.

EM fansi will say its for own stay, not for flip.

last check...asking btw 600k to 650k........for purchase price I believe over 550k.

no real transaction recorded in brickz then.

those non spa factors aside, how about the delivered homes? defects and etc? plenty? little? major? minor? major cracks? branded sanitary ware? modern switches? non hollow tiles? no major leakage?

Went to EF event just now (we bare bears thing)

location, design, EM definitely better hmm.gif

only two ways to enter EF according to SA, going through Semenyih town, or taking Lekas to Ecohill, then need go through Pelangi Semenyih and allll the way down the road to Semenyih town (about 17 mins from Ecohill Lekas exit taking into account the traffic in Semenyih town)

meanwhile highway access to EM less than 5 mins can reach already.

Of course investment wise, EF better than EM, in Broga, beside Notts.. hmm.gif

I dislike the laminated wooden flooring that comes with the houses in EF on second floor, EM punya the tone nicer, much nicer.

Ebony Lane's default ground floor tiles are the same crappy ones you get from Cradleton ground floor, terrible, scratch-prone tiles.

764k for 30 x 62. B/U: 21xx sqft. Very hard to sell.

Now EM new 20*70 selling 800k. If wanna buy Ecoworld product with lower price need to go for Ecoforest
