First of all need to ask yourself buying for own stay or investment. Locations are worlds apart.

Secondly, what's your budget? Similar product of EA will surely be priced higher than SEH 2.

Apparently Sam taikor is right all along. The precincts with dsl & 'mini' clusters are located in Wetlands (FnG), those bungalows, semi-ds & clusters are in Woodlands (stratified GnG) and lastly the most eastern zone where bukit tempurung is also located is called Highlands. thumbsup.gif

Lol.... Actually I'm leaning towards Everna, more unique n can get semi-d cluster at 6xxk. For Alexus, think SEH 1 20x65 dsl sub sales are better bet.

Yup, u got a point there. I think the key is to see what is the lowest price that pistia owner is willing to let go then. Location wise, pistia wins by a mile due to the short distance to all the available amenities nearby.

Ya lor, it's difficult to get ppl to move in if there is no available amenity nearby. Since I'm thinking purely from the angle of investment, it is important to get the unit rent out asap to generate income.

Not to say want high rental yield lah..... If can quickly rent out at least can reduce holding cost mah..... For landed, the main ROI still rely on capital appreciation.

I actually think current situation in SEH 1 is quite normal. New townships always need some time before reaching commendable occupancy rate. I recalled BBT 1 & 2, botanic faced the same situation too when they started. I just think that SEH 1 shall get occupied faster than SEH 2 if measure from their respective vp time as the former is situated near to the already available commies at Tesco Semenyih area.

Btw, between landed & low/medium cost apartments, I doubt they are targeting the same market segment.
