Water will flow to the road  (since road level is lower from the house and then there is "opening / manhole" along the roadside so that water will flow into the drain. Water are then channeled from drain to the retention pond / lake at lower ground.

Intermediate cluster & semi-d with garden at the west do get more evening sun.... speaking from experience. Better to choose garden at east side.

SEH 1 will have a new mall at Ecohill Walk. For national schools, u need to go to Semenyih town area. Hearsay EM is trying to re-locate a SJKC into their township. There as several Klinik Kesihatan at Semenyih town area too but for a full blown hospital, probably need to go to Kajang town.

There r 2 types of sales package for SEH 2 phase 1 launch.

Alexus & Everna come with the normal STB scheme. Means after minus 5% rebate, u just need to fork out remaining 5% after signing SPA. Progressive billing so need to bear bank interest during construction period. U know the drill, so pls get ur loan approved before signing SPA.

Banyas & Clarus shall hv the BTS 10:90 scheme. Sales package can refer to post # 585. This is the one that 'pay balance 90% after VP'.

10:90 scheme is Build Then Sell (BTS) concept. 10% down payment, remaining 90% payment (by bank loan or by cash) within 21 days after VP. Does not involve progressive bank interest. But if fail to get bank loan or pay by cash for the remaining 90% payment within 21 days after VP, 10% down payment will be forfeited to developer. It is advisable to finalize the bank loan agreement a few months before the dateline in order to allow sufficient time for bank to do remittance.

Although MPKJ is ultimately responsible for maintaining the public parks & landscape, rest assure that SPS shall 'chip in' to ensure everything is done nicely when they r still developing the township. However, when the whole township is fully developed, we shall see how good is MPKJ by then. whistling.gif
