Amerin mall totally cant be seen from highway later, blocked this mall. haha

But I got feel like HK pack look when passby using silk, imagine 2 highrise building from far with a highway gone through it.

CHS quality wise a bit rough not so refine based on few projects that completed in cheras... and first 2 with so high levels.. currently under cons high is silk residence, silk sky and launching ones are this, Landmark II, Ascotte Boulevard, and Emerald..

i think CHS wanna Cheras folks to remember that Cheras is his landmark. he building the higest in Cheras, 2nd higest also CHS.. now join with Hongkie on concept, then lifts are transparent ones lol

I intro u 1900+ sqft less than rm600k with big land area, 500+ units for 40+ arce land, u don't want. Y looking for high dense project?
Forget those useless facilities, for show only. U hardly use one.

Facilities not important lah, for me most of those facilities hardly use, priority is location, security, easy & safe parking, good neighborhood, cleanness, good maintenance, the rest just secondary, come one lah ! building facade look like piano keyboard doh.gif

we name it odd shape.

sometime odd shape is good for feng shui, but most of time is bad for tenant. better get the layout plan and get a feng shui master study through.

Thanks Peri Peri, hopefully it will go as smooth as i planned, considering the fact that there are quite a few number of CHS project nearby and few other residential developments nearby as well.

i was planning to consult a feng shui master, but unfortunately i do not have any experience in this field, and also dont know who to believe, will probably seek advice from a few first and see how to go on from there. smile.gif

At first I also thought that way, but before I made my decision..I already ask the agent about the parking structure..

If you buy highest, your parking will be lowest; if you buy lowest, your parking will be highest.

For the 10 floors parking, you no need to turn 10 rounds if your parking at 10th floor, you only need to turn 5 rounds to reach top..because it up 2 floors at one time.. wink.gif

design is more modern than silk sky but the layout looks not so spacious compared to silk sky punya 3r2b ... i went with family and friends ... all of them agree as they had visited silk sky showroom before.

my first thought when i am in the SOHO unit is, modern looking, hotel suite design. Practical wise like you mentioned, kitchen beside the bed just doesn't appeal to me. Maybe for those that doesn't cook should yield better sense.

Investment i think feasible if you plan to hold it, likewise Landmark II SOHOs are all sold instantly do echo that the price bracket and space is being accepted and affordable to young adults near the vicinity. Rental yield really not sure since silk sky where the first soho around the area is still under con.

their "signature" is sibeh sempit airway space between 2 yards.
the airway distance macam can jump over to the other unit yard.
after some jialat owner adding the extended grill cage...
sibeh close untill macam stretch leg a bit can reach the other unit's yard area.

the layout for this symphony tower is bad..

how come the common toilet window is facing the main entrance area?

and the small room for the 9xx sqf unit is really small...more like a small room..

balcony is too huge...this project is very close to highway, don think the huge balcony is a need for it..better put full height window, no balcony..put more space for the bedrooms...

ya i agree, the basic layout placement is similar to silk residence and silk sky but the designs and amendments done make the layout poorly executed. Doesnt look spacious, and all the beds are facing the toilet door or the door opening (in fengshui also no good).

1k + units, only 2 exit . good luck . and dont forget , tat area famous in water shortage for many many years already. now more and more condo built there, water supply issue never solved, good luck to the resident there.

yeah im staying inside taman impian ehsan for 3 years already . and every year i facing water shortage issue. and traffic jam issue due to only 1 road which is the small tiny bridge at the entrance there to get out to the highway from there.

now add in the 1k units of condo right beside the entrance of tat taman , they will experience the super long queue from entrance of taman impian ehsan until the mercedes bridge there lol..so those resident who buying there would have facing this issue to enter their apartment , they have to queue together wif taman impian ehsan resident rofl

the bridge really seriously need upgrading, i was also surprised when i do my rounds over there. Not sure if Amerin will actually expand the bridge onot, if they do then it would surely ease the congestion for cars entering the entrance.

Later he said need another 20% or 5% of total purchase price in saving book to eligible to get the loan. But I do not have RM 60k or 15k and thus requested the reject letter. He said cant issue me because "pending the saving record doc". May I know how to get the deposit without reject letter from bank?

Last time i facing same problem but only eligible for 85% instead of apply for 90%. I request for reject later. The banker was quite fresh or less experience and always need refer to her manager bla bla bla. She said cant process my application (key in into system) because her manager or management will question her why she know this application cant go for 90% she still key in into system. Luckly the agent help me to get back the deposit without bank reject letter with certain admin charge.

Recently a lot of marketing agents asking purchaser send their salary slip, other income slip, IC Photostat and other P&C doc to them and they will send to all bank. Do you think this is good ideal for us to show them our P&C doc. etc? It is safe? I feel like no more private etc.

i was quite surprise landmark sold out that fast, maybe because some units are already reserve for land owner...anyway, even in balakong/sg long also people willing to buy soho, i think probably many of them are panic buyer to avoid GST.... shakehead.gif

Normally SPA wouldn't show you those rebate, you want find trouble with BNM meh? . Usually developer will show you another letter instead.

Today went to show room to see see and look look..found out that the sales seems not bad for the Premium and Soho..just that the Residences not so good..

Overall sold out units I think got more than 50% as up to date..

Now waiting to sign S&P..

for early bird rebates, will the developer state it in any form of black and white? because other project developer did provide a letter but so far symphony developer insisted on not going to provide one.

The lady show me..I didnt see the whole SPA..my banker just submitted my letter offer to lawyer firm..so now waiting them to prepare for the SPA and arrange time to sign..

Yes. The booking fee can fully refund if loan reject or cancel if loan approved according SA. Plus, the booking receipt didnt mention any charge etc. If cancellation.

Must deal with the rite, under register, professional SA. otherwise he/she tipu u naik kapal hantu mati la. I found that everyone also can be SA even though the pasar autie. Not like doctor, engineer, laywer who need cert.

My SA said ceiling board also not include except toilet because owner may select different light fittings and need different ceiling board design eg someone prefer the perimeter ceiling to hav line type fittings etc. Inside all doc signed not mention it also. In the agreement doc, I remember I saw it written there "Plaster ceiling" but it didn't mention about which area..So assuming all..

In S&P got mentioned about plaster ceiling? shocking.gif

Anyway, their agreement doc is not so specific as what I saw..the best way is call developer office and confirm with them..

Don worry, after vp we can request the management company as our agent to deal all rent out issue (At least can control and not rent to African etc.) and collect on our behalf and bank in to our account. Just give some commission to their company. Average we can target get 2 to 4% ROI. They will offer all in one service and we just sit and collect money tongue.gif

Just like the cabinet..it just written there “Built in cabinet”..but never mention its kitchen cabinet or wardrobe..when you ask,they will say all cabinets..
Plastic ceiling ok la..because only got 1 ceiling..if didnt mention,should be whole ceiling..

Differentla boss... the 3% is discount. As total discount is 10%. So you cant take the 3% and treat it to pay progressive interest and name it as dibs. If such then its only 7% nett discount. Got it?

Dibs means developer bear all the interest during the constructions period and u can cash out the 3% discount then doesnt need to serve any installment for interest during the constructions period.

The way you construed dibs is totally a misrepresentation. Can said as marketing gimmick...lols.. rclxub.gif

Coming new property the developer (Especially young developer) will offer "ang pao"(formerly RIBS) (Developer paid the money to owner and owner paid the interest to bank individually. This is where you keep confuse people bro, all the while there is No RIBS such things. You may treat the rebate as any way you like but your claim had make many buyers call to developer and ask why people in internet say got RIBS and ask for clarify.

DIBS banded because Malaysia Gov. not allow developer direct paid to bank behalf of buyer's loan interest during construction stage

RIBS something like developer REIMBURSED the money by offer 10% + 3% + 1% to buyer to paid their bank loan interest individually during construction stage. Especially for first buyer which can help them reduce their financial burning.

Ya, you allow to name the rebate to any purpose you wish, but many people thought it's another extra rebate after you name it and keep asking developer about it. Just hope others people not confuse about it, that's why I keep on explaining here.

Hope you understand bro. 😊

And it's not 1%, it's 2% when VP but only for SOHO unit ya.

Location not much wow factor, nearby many shopping mall, mrt, UTAR, in about 5-10min drive, kl about 30min drive. Very reasonable price and location I would say.

And it's low downpayment also easy entry for first home buyer.

@@ this is true.. balcony is bigger.. actually depend on buyers lar.. For me. I rather buy at here since near MRT. Actually im staying at sentul but there is developing by YTL and UOA. UOA just sold out his current project which is sentul village and gonna launch 2nd phrase which is 1 sqf around RM560 but one car park provided and 1 car park around rm20k-30k and the bigger problem is not all owner will have extra car park and need to see luck whether got it or not.Nowaday problem is 1 family sure at least need 2 or 3 car parks..

I already booked now pending loan. Hong leong fund me 75% due to they found that i have another commitment.. anyway this developer provide free legal fee right? How about stamp duty? They pay for us too? Because they still not provide us the discount form and entitlement about discount like 3 air cond,2 car parks, free legal and stamp duty, 10% rebate and 1 year maintenance .

I just got back from their showroom.
Other than SOHO, i can said most units facing KL are 85% above booked (same 5% or more? sudah signed), facing kajang side one 50% like that.

Still got the 7%+3% rebate. Legal fees and stamps fees all free.
Forgot about how many aircon are provided.

I am actually quite tempting to book the 1114 unit.
After reading all comments here, now i am 50 50 thinking should i go ahead since this gonna be my 1st house.

So for booking fees, it is better to pay in cash or cheque or credit card? I read taht credit card refund will be charge 100 right?

If u very keen and should be no problem for loan, then just use credit card lo.

Only booking by credit card will charge rm100 for cancellation. If cash or cheque fully refund.

My advise. Don't buy. Cause I regret very kau kau.

Yes, sold out. But today 2pm should have some release as developer is updating with the cancellation list if any.

No doubt the price and size of the unit is reasonable
Some more location not that bad and amenities nearby
After rebate only 450 k for 1114 sqft
No wonder BBB

Developer is giving extra price discount for big unit
so after rebates
Lowest can go for 450k
But the promotion until this week
If still no drop out unit
Then no choice

Sure will hav some loan reject unit la. Just that you need to wait and have someone to update you only.

As developer only accept booking with full payment and complete booking form. No reserve or whatever.

Amenities near aeon cheras selatan and Columbia Asia hospital .. And also the mines as well..

Access wise , you can cut through bandar tun Hussein onn to cheras and distance wise not far as well

If u talk about surrounding of the prop, mayb not so good as flat and industry nearby.

But then with such pricing and entry , it's worth for those who looking for first home to stay .. My friend from cheras also bought this for own stay..

That's y block B is the fastest to finish

If compare block B and block A

That one mostly ppl will think 3rd room abit small and layout not that good compare to block B

Just my humble sharing, I'm staying in nearby for 30years & hv went through windows on d park, green residences, silk sky resi, silk resi, one amerin, Damai hill park, cloud tree, etc etc. I hv been an owner & specialist agent in bdr tun Hussein Onn for some times & luckily my units hv been flip in d right time as I seen numerous of issues in such location.

Ending i do not invest here because d rental definitely r not justify at all. But interms of Capital appreciation n gain obviously is a yes la but how long could hold & who r d subsale buyer going to takeover is an interesting topics lol....

When talking abt investment think abt d below:

Wat r d work opportunities in this surrounding?
War r d existing rental like wise & forecasted rental while complete?
Ard how many units going to go in the next 2-3years along this balakong?
Is there any mrt line here?
Undervalue vs overvalue vs existing subsale & undercon over there?
Exit strategy etc etc etc.......

Real estate investment is just a tools for d rich to getting richer but not simply buying blindly la especially nowadays unlike few years back....having said that d best time to invest is now & next year due to bad market!

I've visited the place and I must say the crowd are impressive, but half of it came from the agents. But still they pull it off quite well with the price which everyone are looking for ( for own stay).

I think location good.....silk....factory... few malls ..hospital.... university...... mrt just 2kms..... ktm 2kms.... chinese school 1km...... go kl less than 20kms.... next door hap seng..... and another mall..... price ..... freehold..... chinese areas..... this was what SA said..... can someone verify?

May be new highway intersection will be build there to cater the huge traffic in future like puchong or the nearby toll will be dismantle on next election.....
