Central Garden?

All intermediate unit shall below RM 1mil.

Above RM 1 mil should be at least end lot or corner lot and above. Type 8A end lot ( those end to end with smaller landscape ) is slightly cheaper than those end lot with end to end on a piece of longer landscape ( like a corner lot )

If 8C prime end lot ( 24x70 + 13 ft lextra land ) backyard facing waterway is around RM 1mil, I dont think Central Garden's 8A end lot ( 22x70 + 13 ft extra land ) is higher than RM 1mil.

Chris boss, I relook into the site layout plan. There are 2 intermediate 8C of the Central Garden with bigger dimensions and I believe these are the ones which I saw that priced about RM1M if I remembered correctly (which I believe yes I do remember correctly). Will reconfirm in my next visit to EMSG to collect the concert tickets.

I have visited the show house twice, first is during the grand opening, second time is with kid. Both also not taking serious time to consider the actual measurement.

For a 20 x 70 entity, my personal feeling is it's serving the purpose, if you walk from the main entrance till the end of of the lower floor bedroom, it's actually quite big. I like the squarish design of the living hall + dining hall, it abit "short" most likely is due to the room at the lower floor is fairly big (as big as the bedroom in first floor). The squarish kitchen if fully extended till end (remove the yard), it can be fairly big too.

From my rough estimation, car porch + driveway is about 23.5 feet, from main door till the kitchen is about 28.5 feet, while from kitchen till the end of the yard is about 18 feet.

I think some of the buildup area is taken by the balcony, which if possible better convert to the space for master bedroom. Of course this is a collonial design and I have to bear with it.

Honestly, any house with 20" ft width will not feel big or spacious, be it 20x70 or 20x75, 20x80 or even 20x95 which was even looks more odded.

Cradleton's 1A or 20x70's built up was 2019 sq ft. I not sure which else project had > 2000 sq ft built up but not many, there were some.

I wont determine to say it is bigger than any other houses ( esp individual titled ) but I am more convince to say other 20x70 houses were smaller than Cradleton bcz of the fully extended of the 5" at the back ( where individual titled left 5" ft at the back, if not 3" )

Cradleton car porch was 21" , thus the house full lenght was 49" till the end of the house to completed the 70" long. The living hall to dining hall was 27", thus the extra was went to kitchen, bedroom and yard.

49 x 20 x 2 = 1960 sq ft before car porch covered area or verandah on 1st floor's master bedroom ( if any )

Oh, unless it was 8D, the 22x75 with 2683 sq ft.

But surprised if the intermediate unit cost RM 1mil and above for intermediate unit, if we compare the price of built up for those Central Garden units as well.

Oh, ya, it could be due to 8D row directly facing Central Garden was the biggest area of landscape and the opposite row was much further compare to nearer to guard house.

maybe i have some bias on this because my palm walk 20x70 comes with 2130 sqf built up...

and the palm walk stair case design is no occupy on the living area as the living area is with fully 20ft width, unlike cradleton which about 2 ft width at living area already occupied by the staircase...

I have 2 friends who bought 1A, both gave me different idea when upon teh tarik.

"A" claimed that he was happy with it bcz expected the space was not huge esp the living hall but importantly, master bedroom was bigger than his current apartment.

"B" claimed that most of the spaces spent on all the bedrooms and claimed the kitchen can be smaller by 2 ft and the downstair bedroom should be smaller to accommodate the space to living hall to make it biiger.

Both were looking at the same 20x70 house, both same also built up and same design, but both also gave diff perception.

The difference was, "A" was a young man age 30 who going to stay with his fiancee, both like to spend their time in master bedroom than living hall.

"B" was a married man and going for own stay with wife and 2 kids of age below 10! They always spend their time in the living hall and as kids are tend to grow faster we expected, they deemed the 20x70 living hall was small for their future and felt the bedroom ( which they are not going to use ) beside the kitchen, was big and prepare to be a study room.

It just like 1 kg steel is looks heavier than 1 kg of panadols.

Ic, then your Palm Walk is bigger than Cradleton due to 2130 sq ft vs 2019 sq ft ( extra 111 sq ft )

But, unable to find out the 111 sq ft gone since the layout posted unable to show the dimension and unsure whether the 2130 sq ft is included the yard, which took almost 100 sq ft ( if 5 ft x 20 )

Honestly, I like your Palm Walk layout of stair case, but only if the house is 24x80 and above or any semi-d / bungalow. Bcz if the house is 11-12 ft ceiling heights like Cradleton, this stair case required bigger space and longer vertical heights.

Cradleton, meanwhile, was a standard layout of stair case on the side of each house, and it took 4 ft, though bigger, but it much more better than 3 ft. Anyway, gives and take.
