yes..visited eco majestic as well after my SEH tour on last weekend...the available units for merrydale started from 7xxk for 20x70 size....still lots of units available...

anyway, revisited the cradleton show unit for 20x70, feel the area is quite small...especially on the living and dining area...but the sales guy told me got 2xxx sqt...is it most of the built up area goes to carporch area that covered?

For a 20 x 70 entity, my personal feeling is it's serving the purpose, if you walk from the main entrance till the end of of the lower floor bedroom, it's actually quite big. I like the squarish design of the living hall + dining hall, it abit "short" most likely is due to the room at the lower floor is fairly big (as big as the bedroom in first floor). The squarish kitchen if fully extended till end (remove the yard), it can be fairly big too.

From my rough estimation, car porch + driveway is about 23.5 feet, from main door till the kitchen is about 28.5 feet, while from kitchen till the end of the yard is about 18 feet.

I think some of the buildup area is taken by the balcony, which if possible better convert to the space for master bedroom. Of course this is a collonial design and I have to bear with it.

ya...i also noticed that ground floor bedroom is quite big...and also the 3 bathrooms all in decent size...

Sam gor, you bought EM as well? so which one u keep for own stay? SEH or EM?

maybe i have some bias on this because my palm walk 20x70 comes with 2130 sqf built up...

and the palm walk stair case design is no occupy on the living area as the living area is with fully 20ft width, unlike cradleton which about 2 ft width at living area already occupied by the staircase...

Many people have a mindset that Is very far to kl from semenyih, actually with the direct link from EM and SEH to lekas highway, can direct access to silk highway and thru sungai besi highway, it won't take long time to reach kp during peak hour, u will surprise is even faster reach kl compare from klang, Shah Alam, pj, subang jaya, puchong....

yes, i am talking about from lekas to silk pass by the twin palms toll, this route is very under utilization, can reach AEON cheras selatan very quick, 10-15 min only...then can access to sg besi highway to get to KL/Ampang area...


who use sg ramal tool and jam there? from jade hill? rclxm9.gif

i treid few times before from lekas highway to Ampang area at 7am plus in weekdays..

pass by the lekas semenyih toll at 7.20am something, then from there access to silk highway and pass by twinpalms area, reach the mines area after about 15 min, from the mines interchange to sg besi there gt a little bit jam depend on situation....then from sg besi highway access to MRR2 reach ampang area another 30-40 mins...total about 50min- 1hour...
