Hi all ,

As I know the SPA need to sign within 21 days in order to get rm10k rebate . How do they count this 21 days ? How we know the 21 days start count ?
Checked with banker , no need to get LO ready also can sign SPA ? Is it true ?
Anyone know when developer start to claim $$ from your loan bank ?

yes, you can sign SPA without LO, but it is very risky
normally 1st draw down will be 6 month later

Agent said count from the date signed the sales form .
Did any SPA got specify the deadline to get the loan approved ? Or they wont care? Newbie question ....

Normally the 21 days starts from the date you signed the sales form. Just like subsales, the normal practice will be to sign SPA within xx days from the date you sign letter offer/offer to purchase.


SPA won't specify the deadline to get the loan approved, instead, it will tell you when you have to pay based on the schedule of payment. You have to get your loan approved before the first billing or you can pay cash when developer ask for payment.

Wit all the new launchings cheaper per sf, i wonder wat will happen to those who goreng 1000-1300psf studio units costing rm600-750k upon vp
