hmm besides freehold and the thematic thingy i cannot see anything good about le manja leh...close to low cost, not far from cementery, access abit weird, far from public transport and amenities, uncertain future on the opposite big plot of land and all of the condos view will be blocked if opposite land built with something leh...

How does all these factors if compared to The Henge?

What are other new launches better than Lemanja in Kepong?

Far from public transport - How far from the bus station and MRT?

AEON & Desa Park hospital considered amenities or not? What about Public & private schools.

Where is the cemetery - How close if compared to Unio? Lol

i did not compared this to henge..aiduh..read back lah...anyway, if u you have bought le manja,congrats lah...it is very good,better than henge, VERY near to mrt and bus station, VERY close to AEON and SDPC and no cementery lah...appreciation rate also very good and very near to luxury community...smile.gif

Actually regardless of The hertz, the henge, 333 residence and Unio, Mizumi etc. are all comparable as new launches, alongside Kap Dong Dai Gai, in similar timing. Paiseh overestimated that you have those facts in hands before comment.

Or probably kiara bay is your best sam sui now.

First 198k rumahwip sold at 100k above launch price.

300k rumahwip such as SkyAwani and Pandanmas also got few transaction in the lelong market but all sold on par with launching price.
Guess only 198k rumahwip really is below market pricing. As detemine by lelong market demand.

Nothing to do with the government.
Is under "force sale". Bank recover the loss. If not all owners better default not paying loan, and can stay there for free for 10 years.
Bank exercise their right after you stop paying the monthly installment.
Same like if you always delay in paying the installment or pay not full (partial payment), bank also will increase your interest to almost double rate.
