by the name of it, residensi Kepong Mas, it implied that this is commercial title already, therefore shop lots ARE a must. Ku Na only promised electricity will be charged as residential....but this is bullshit, bcos other service apartments also can covert provided its a residential units. Unless Ku Na also promised water, rates and taxes are all residential in nature. BUT again, DBKL has the discretion to allow this anyway.
usually the naming of the building already gave way to what land title this is....
residensi - commercial land
kondomidium - residential land.
of course developer can convert resi land to comm land to get higher plot ratio, and they dont have to include shop lots on ground floor.
i dont know if any developer convert comm land to resi land though.
Got 2 project here:
Residensi Kepongmas - rumahwip. No shop lots below. All rumahwip under residential land title. No issue here. This is understandable.
The Henge - bebas unit. Service apartment. Anyone can buy. Shop lots below at Ground level and 1sr floor. Guess what? The land title is under residential as well. That's the surprise here. And point of discussion.
1472 units size of 1100 sqft and 1300 sqft over 6 acres of land.
All textbook theory no longer applicable. You know someone, you are able to get such impossible approval. Aset Kayamas know Ku Nan. That's why The Henge with the above arrangement can still get residential land title. Haha.
