Aset Kayamas got another project at Kepong. Metro Prima area. I guess launching below the pricing of The Henge. Sorry to say. But the good thing is maybe The Henge will be completed since launch early and this coming project will get abandon. Who know? super crazy launching so many projects in less than 1 year.

Service apartment = commercial
With so many units at such a small piece of land surely this is a commercial property. Residential land got limit on the density.

Commercial land in future you need to pay more utilities bill (higher rate) and higher tax.

Impressive end product from the pics. Beyond expectation.
Just that from the pics from top showing the swimming pool, kinda feel very very cramp. Dont think anyone feel good taking a dip there while surrounded by blocks so close by.

How many acre of land?
Seems small and scary as compare with KL Trader Square, Maxim Citylights, Seasons Garden, etc. All those also on par high density projects but still spacious enough the facilities area.

Actually shown in the pics, the 4 blocks surrounding the swimming pool is the open non rumahwip block.
rumahwip block totally seperated, own podium located beside. but yeah, the scene there is scary. cannot imagine.

anyone got info of the total land area for The Henge = ? Kepongmas = ?

If workplace nearby Hospital Selayang, I would suggest Selayang 18. Developer units still selling. Lelong units also available if you got cash in hand to try. Virgin condition unit. After about 2 years completed, owner did nothing at all to the unit and finally fail to hold any longer.

Lakepark residence also worth to have a look too. Developer units still selling as well. Completed early this year.

Relax. Rental probably will need 6 months or above to stabilize to realistic market rate. With thousands over units. Will take more than a year to fill up all. And wait till the beside kepongmas rumahwip to join in the rental war here.

Anyway agents ads at RM1500 for 1100sqft unit. Some put cheaper rate but should be fake ads just to fish for your contact.

Is this under residential title? Coz some ads put is residential.
If this is true, how can this be possible with such high density yet being approved as residential title. Aset Kayamas really got no joke big cable to pull such approval.

If rumahwip kepongmas got residential title. It is understandable. Coz got directive from KWP stating all affordable housing project will be under residential title.

But this is something new. The Henge is not under affordable housing scheme. High density. With shop lots below. Still able to get residential title. Hence, that's why the surprise in this.

by the name of it, residensi Kepong Mas, it implied that this is commercial title already, therefore shop lots ARE a must. Ku Na only promised electricity will be charged as residential....but this is bullshit, bcos other service apartments also can covert provided its a residential units. Unless Ku Na also promised water, rates and taxes are all residential in nature. BUT again, DBKL has the discretion to allow this anyway.

usually the naming of the building already gave way to what land title this is....

residensi - commercial land
kondomidium - residential land.

of course developer can convert resi land to comm land to get higher plot ratio, and they dont have to include shop lots on ground floor.

i dont know if any developer convert comm land to resi land though.

Got 2 project here:
Residensi Kepongmas - rumahwip. No shop lots below. All rumahwip under residential land title. No issue here. This is understandable.

The Henge - bebas unit. Service apartment. Anyone can buy. Shop lots below at Ground level and 1sr floor. Guess what? The land title is under residential as well. That's the surprise here. And point of discussion.
1472 units size of 1100 sqft and 1300 sqft over 6 acres of land.
All textbook theory no longer applicable. You know someone, you are able to get such impossible approval. Aset Kayamas know Ku Nan. That's why The Henge with the above arrangement can still get residential land title. Haha.

Yes. Utilities under residential rate, TNB and water under SYABAS direct individual unit. Assessment rate as per normal residential condo.

Check with few subsale agents all saying the same thing.
Maybe owners here can confirm.
