not yet submit to any bank, since i just pay 1% deposit to house agen yesterday. Can recommend which bank offer best rate currently? And what's the estimated house loan rate?

Do banks provide loan to buy land?
Is the interest rate same as housing loan?
If i already have 2 housing loans, the loan to buy land can be 70% only or more?

Yes but depends on what type of land. normally won't be more than 50% for loan margin. Interest rate normally is the same but not all bank will finance land ya

Hey peeps!

May I know the top 3 banks that offer the best rate if I would like a full flexi loan for my future investments? I'm planning to take about RM700k+ loan for my house. Assuming I have a premier account with Maybank, will it be better if I opt for Maybank? I've asked my RM and she told me I should get about 4.4% interest?

Hi all,

I am in the process of buying subsale condo, my first subsale. I have applied for cimb flexi loan and cimb has approved.

Already SnP signed off & stanped and paid 10%, and loan agreement I have signed. Both I and vendor have same bank but different branches of CIMB bank. Already got the developer consent as still under master title; so 4 months till keys are handed to me, I asked for 1 additional month for EPF to disburse.

Question:
(1) When will the bank start to process loan to vendor? I am now waiting for EPF to bank into my acct; then I have write cheque to my lawyer to send to vendor lawyer.
(2) Valuer told me he will complete his report this week after viewing the property and valued it as per my SnP.
(3) How long does a bank complete the payment to vendor?
(4) what ate the next steps and duration?

Any taiko can help?

interest rate depend on loan amt (mrta etc).
approval of loan depend on applicant background.

all these questions been self repeating for quite sometimes now

Hi guys. Not sure if this is a correct section or a correct question.

My bro and i are joining to buy a corner terrace. The agreed amount is 650k. Which 570k will be financed by bank loans.

1. May i know whats the rule of thumb on the cash that i need to have for snp and legal fees?
2. Can i renew the land title straightaway to 60? Or 99 years? If so, how much?

the house i bought is Freehold, under construction, buy direct from developer.
what i got to pay is SPA (legal + disbursement) fees, LA (legal + disbursement + stamping) fees + Mot

for loan agreement, master title, strata title or individual title, state, freehold or leasehold all will have some slightly different for the charge.

just bought house for 450k finance by cimb islamic 413k including lawyer for bank side.

putting aside finance by bank, total documentation fees i need to forked out is around 17k. Already got consent from land office, now waiting for redemption statement for previous owner. how long to wait for exchanging the name im not sure. now stil waiting lol.

ok back to my point, if 450k will cost around 17k(including stamp duties, my stamp duties got discount 50% due to my 1st house, if not it will cost me 9k for 450k house price), how u all manage to get only 15k for 650k house?

I would also like to ask... I'm looking to buy a subsales around 1.8~1.9M.... 90% loan...

How much would the Stamping/SnP/Legal roughly come up to? I'm thinking around the range of 80~100k?

Also what is this stamping 50% off for first house kinda thing?

The fifty percent is for first house iinm .. refer to the link ur 1.8m is way off hence no 50%. Mine also no 50%

Islamic loan for documentation fees is more expensive than conventional loan, although there will be discount in the stamp duty part.
