Yes normally different by 0.1-0.2, years of refinance is depends on your age. The cash out portion commitment will count base on 10 years tenure but refinance cash out portion can be finance until maximum 35 years depends on age. Only differences is the commitment have to be count base on 10 years tenure

Which bank you had submitted? Best package normally it's depends on your profile grading. For this loan amount lowest I tried so far is 4.35 but it's still subject to bank approval and customer profile grading.

Which bank you had submitted? Best package normally it's depends on your profile grading. For this loan amount lowest I tried so far is 4.35 but it's still subject to bank approval and customer profile grading.

Submitted cimb, Pbb, rhb and Maybank..but Maybank checking the existing loan commitment as full single commitment eventhough it's been shared with spouse..

Yes every bank requirement and the way they counted commitment is different. most likely pbb will offer the lowest rate in this situation, maybank and public rate not bad.

Hi,

If I have cash with me, i will go for 4.35%.
4.45% and 4.35% has much different.
No different for finance moving cost or not, you are still need to pay that.

Having some question with the loan part.

Me and one of my friends is looking for a unit.

Details:
Price-430k
Title: commercial
Unit- its a 442f mixed development condo. (Soho i think?)
Bank loan 80-85% max.
Project-under con, not yet launch.

Question is, i will take this property as investment in my idea, but i wish to know based on the current loan rate. How much i need to pay the interest for 4 years for 380k loan.

Is there any way to count it? Or a figure? Because need to count the payment, and check whether we have the fund. Banker are welcomed to pm/reply or and people have experience.

Will look for a loan later with the most help banker if figure out all those. Tqq

Formula for progressing interest

(drawdrown amount) x interest rate / 365 days x number days of that months

For eg, developer has drawdown 20% of the loan of 1,000,000, rate at 4.40% on March 2015
March progressing interest = 200,000 x 4.4% /365 x 31 days
= RM747.40

Hi sifus,

I have a maybank maxi loan account. I am paying via standing instruction which will deduct from my account every month.

I can also pay more by using the 'Online Bill Payment > Maybank Loan / Hire Purchase'.

I am paying slightly more than my installment amount every month but it will end up at the 'Payment In Advance' balance in my loan account. It does not reduce the principal amount. How do I pay so that it will reduce the principal amount of the loan instead of waiting to be deducted at the end of the month? Do I need to write in or it will just reduce the interest even if its in the payment in advance balance?

Hi i am currently buying my 1st house and on going loan application.. Wanna know if I can find few bankers/brokers to help me apply for loan at the same time? But i will make sure they didnt apply the same bank... How if both bankers loan approve? Can I only choose the best for me from one of the banker?

Yes can find few banker but maximum I will advice apply for 4 banks because all pending submission will show in your ccris report once there's too many submission show bank will feel that you're surveying rate and the rate they approve might not be attractive and it's hard for banker to appeal for lowest rate as well. If all bank approve you compare which bank offer the best rate and their package then only decide and sign letter offer smile.gif

Thanks alot I am currently applying for Hong Leong, Public Bank, OCBC, and RHB (which bank is the best?)!!! One more question... Is it advisable if we take the banker's panel lawyer instead of our own lawyer? Banker cant force us to take their own lawyer right?

make sure your own lawyer is any of these bank panel, 4 bank is more than enough, normally i will advice you try maybank, if you're maybank existing customer normally they will offer quite attractive interest rate.

I am Maybank saving account holder... But my banker never mention about Maybank to me, maybe other bank easier to get loan? Can I roughly know the average interest rate for now?
Sorry 1 more question, normally bank will value the house first before loan approval or the other way round?
