Hi sifu-sifu sekalian,

Planning to get another property latest by Q2 2021, so need to iron out my financial plans.

Current Income:
Pay: 7600 gross
Bonus: 1 month
Increment: avg 5%

Current Commitments:
House Loan 1 (Joint): 450/month
House Loan 2 (Joint): 1957/month
Personal Loan 1: 500/month
Personal Loan 2: 550/month
CC Outstanding: 25k mostly EPP

2021 Plan:
Housing Loan 1 will be fully paid off by Feb 2021.
If the prices are right, will keen to sell off House 2, else will keep it for rental purposes.
Personal Loan 1 will be settled off by Mar 2021.
Aimed to reduce CC Outstanding to <10k by Q1 2021.

Question:
With below scenario, how much maximum loan I can get by Q2 2021?
• Active House Loan 2 + Personal Loan 2 + CC Outstanding 10k?
• Active Personal Loan 2 + Outstanding 10k?

Can't really remember the BR and spread for PBB.

So as per advise from others, a credit card is the most simple way to create your profile.

Hi my SA adviced me to submit loan application to 3 banks and recommended mbb cimb and ambank. Can I actually apply more than 3 to compare the interest rates?

Hi everyone,

Loan from MBB for 100k loan with 20 yrs tenure for RM 590++ monthly payment.Is this alright?

Applied from few more banks but havent got any confirmation yet.

Try apply more banks for lower rate, e.g. 3.2%

Can apply more than 3, remove cimb and try pbb & hlb/scb.

CIMB, still waiting for 2 more banks.

CIMB apparently has the fastest approval time, as claimed by the banker.

Yes you can. But I don’t remember AmBank and CIMB giving good rates though.

I really need advice on what bank to choose for my housing loan. I already got offer from three banks. Only Bank A is flexi. Interest rate, Bank B said they are fixed, others floating. However, Bank B did said they still depends on Bank Negara. Please help me to choose, Sifus. Thanks in advance.

- facility amount : RM462,870
- legal fees : RM9,400
- valuation report fees : RM1,300
- MRTT RM13,747
- Locked Period: None
- total financing amount : RM487,317
- tenure : 35 thn
- rate 3.35%
- monthly installment : RM1,972

Bank B

- MRTT: RM23,871.31 (30 years)
- Locked period: None
- Financing: RM482,871
- Tenure: 35 years
- Rate-3.35% (fixed)
- Installment: RM1,954

Bank C

- Loan: 462800
- Mrtt: 12600
- Legal fees: 10739
- Financing: 486139
- Rate: 3.35%
- Tenure: 35 tahun
- Installment: 1967.15

Thank you. I also thinking the same.. But will clarify it with them one last time whether the rate will really be fixed..
