My bad for missing the critical info as follow.

Existing housing loan: MYR 3928 (MYR 800K)
Existing car loan: MYR 1525 (MYR 99K)
Existing personal loan: MYR 831 (MYR 39K)

Today just checked with few banks after the implementation of new rate (OPR CUT BY 25 basis point), without any insurance :

RHB 3.85 TO 3.9%
PBB 3.85%
Ambank 3.8%
Hlb 3.65%

HLB repayment capped at 70% for conventional, 30% capped for Islamic, if you wish to dump in additional capital to reduce interest rate, and also to clear the loan faster, avoid taking this loan

Is from the loan first release date.
Also, u can ask ur banker to explain the letter offer clause to u clearly because is their responsible to do so.

Alliance bank refinance with debt consolidation service the product is call alliance one account. Refinance cash out with overdraft facility or term loan.

Normally the interest rate will slightly higher than normal housing loan rate because the bank is offer debt consolidation services.

Alliance rates are higher due to OD @ 6.88%.

Other banks will offer Term Loan for consolidation purposes, so it will be around 4% onwards

Seem like your home loan offer very tricky

3% penalty charged of 80% on loan approved if you intend to settle between 37 months ~ 60 months

Which means you need to settle off after 5 year from 1st released payment

Hi, I currently have two property loans under my name.

For a third property, is it possible to still get 90% bank loan if I joint name with my spouse? (My spouse hasn't bought any property before)

No you can't, unless your spouse is the only person taking the loan.

Ambank haven't announced base rate cut, 3.8% means 3.6 (base rate) + 0.2?

Received a revised offer from Standard Chartered for BR + 0.43 = 3.7. (initially was BR + 0.68 = 3.95). Already sighted to the offer form to confirm the spread rate.

When they announced the revision of BR it will drop to 3.45 instead.

Any one can confirm if this is legit? Seems to low to be true. The initial drop from 3.95 to 3.7 so happen is 0.25 as well. Wonder if this is a loop hole.
