Dear Sifus,

I am planning to purchase a property under my wife's name(China Nationality) at around RM1million.

I have been checking around with banks and was told that most the bank do not approve house loan for foreigner under the current tighten scenario.

I just want to verify if this is the correct situation or any sharing?

Is your wife working for famous MNC, PLC, Banks

How many years has your wife working in MY

Any credit track record

Do you have kids, etc

All the above are typical checks for foreigners applying for loans in MY

Typically for mortgage, the flight risk is reduced by giving a lower loan to value ratio. You might not get 90% financing.

But let's see what our agents say. Just giving view as a finance person.

Depends location for KL need above 1 million, Selangor mostly need above 2 million and foreigner can approve but loan margin very low maybe 50-60%

Wow, so low. Thought maybe cut to 70%.

Honestly at 50% financing, even retirees can get loan approval.

Got some retired friends doing freelance / PT work, buy million .RM house at 50% financing cos DP fom EPF.

Bank more than happy.to approve, but only for good locations. Cos if cannot pay. Bank confident of recovering through auction.

Hi all,
Is it possible to ask banks to provide a report on the maximum loan amount before I start looking for suitable 2nd hand property? Anyone done it before?

Hi,

My wife work for a famous US Pharmaceutical Company in Beijing.

What is available is her pay slip and tax slip obtained in China.

She has never work in MY and NO credit profile for her in the MY.
I believe she might be categorized as foreigner that have nothing to do with MY and buying property for investment.

We have no kid at the present.

So, It is possible for foreigner to get loan but the loan margin is about 50% to 60%.

i would like to check if my rates is ok. tomorrow i'm going to see my banker.

bank: M
property price (under construction) : 300k
financing: 95% include legal fees and mrta

effective rate: 4.6

my friend got 4.55 for 200k property few month back. so i think my rate is not good?

taking a 300k loan for 25 years vs 35 years..does it makes a difference in terms of interest paid?

if say i take 35 years but I finish paying the loan in 25 years..it comes down to the same or not?

able to afford higher monthly payment..just want to know got difference or not..thanks

I assume m is Maybank. In this loan figure I have approve one case just two weeks ago at rate 4.45 without mrta, it's always depends with your profile grading, try ask your banker appeal the rate for you since your situation is with mrta.

Goes for flexi loan, then the extra you pay for you principle account can reduce the interest you owe bank, in long run you can save up quite a lot interest and able do early settlement also

To all sifu, wanna ask. If developer sent me bill and dated due date 22 July, but the lawyer send the loan agreement to bank to advise for the payment ARD 9 July. Banker feedback the loan can disburse any time , mostly start pay by next month, Isit mean I will get penalty for the bill due date on July 22?

depends on profile grading. but if with mrta the rate should be lower, have you request your banker to appeal for lower rate?

i had done one case 200K loan rate 4.4 without mrta

Iskandar is not covered under the budget proposal that foreigners can only buy above RM1 mln ruling as Land is a State matter.

Johor state has not adopted and probably never will adopt the ruling for Iskandar.

Bank will approve loan base on min requirement selling price, I believe for JB is 1 million instead of 2 million. And if bank approve also loan margin will be max 60% from selling price for foreigner.

hi u mean semi-flexi or full flexi? I am going for semi flexi..just want to ask in terms of loan period..shorter or longer better? example 25 years loan vs 35 years loan? which wan i can save more interest.
