If paying extra rm300/month is a concern, shouldn't be staying at g&g as monthly fees will rise over the years. Similarly, those who could afford, won't bother with extra rm300/month for a neat garden.

To some it's quite substantial, therefore need to be aware first before buying. Coz the developer will never provide this info openly if the buyer didn't ask.

Those non-strata G&G has much lower maintenance fee, so cannot assume that everyone knows about it.

Boss,
U oledi hoot, no need to ask oledi.
Maybe ask about design.

Anyway, just 2 rupiah.
Corner in a GnG is a double edge sword.
U get the extra land and some privacy and your hobby in gardening gets to go new heights.
However, u can't renovate to use the extra land nor can you make full use of it.
Moreover, u pay more in maintenance fee.

Abit like going to a motor car exhibition.
Can see, can touch but cannot use. smile.gif
*
can see the hot female models....but still cannot touch...and of course...cannot use! hehehehe

Exactly Sir, my dream to have my own garden and enjoy my time there whenever I'm free.

I like big garden, so dont have plan to extend my house bigger, so I think I'm ok with not able to renovate on the extra land.

That is for sure, higher maintenance fee... sad.gif

Have you checked the maintenance fee for corer unit? I think the RM300 is for intermediate right? Based on previous parcels, it's based on the sq.ft of land area, not built-up. So you gonna pay double if they follow the same.  sweat.gif
*
Yes Sir, corner maintenance fee arnd RM450. sad.gif

Classic of herd behaviour; brand different opinions as hatred, negative, sour grapes, etc.

everywhere the mentality of lovers and 'protectors' are the same.

when you give different opinion, there will be sour grape lah, cant afford baru cakap macam ini lah, hater lah and lain lain.

doesn't matter its in cyber thread, semenyih, canal city or puncak alam.

All Sifu, I'm lucky enough to secure an corner unit at ROT. Do you all think it will be a good buy for own stay?
Wanted to get some advice from all of you as I'm a total noob on property.
*
do note that seg is stratified title, your corner unit space is not for allowed for permanent construction.

if you (presumably) never live in a GnG housing estate before, you will be up for many -ve surprises.

let me on behalf of SEG welcome you with big open arms to our family.

when all the dust settled this is where you see a clearer picture.

Kindly ignore. Too much negativities. Yes there’re some restrictions but in the long run, you gonna enjoy your house built by renowned developer, the greenery, garden and security.

Nothing is perfect in this world. Even if you fly first class, there’re still many things you can complain about.

In the long run it depends on if residents are generous to open tap to maintain or tighten tap just to keep the bare mininum on running.

Remember the buying part is the easiest...

What comes next might not be.

First of all, buying part is not the easiest. Do you have any idea how many loan applications were rejected?

Secondly, if he/she manages to secure a loan to buy that expensive house (maybe 7-800K is nothing for you), surely he can find a way to pay for future maintenance fee and so on.

If buying part is not the easiest, then brace for more storming weather ahead.

If you apply for more than 2 banks to get loan approved, meaning you are threading on thin ice.

800k is not considered as expensive house by todays standard.

Elmina valley corner will set you back at least 1mil....non gng just normal 80s taman alike.
