I do agree that there are oversupplying. But unless you go for subsale, those landed are really overpriced. Such as aman tropicana, leasehold location so deep inside, langat area , less access but selling at minimum 880k nett for a superlink 2 storey.

I will rather go for garden than aman Garden those start at 750k after disc net about 700k

for condo, need to choose a good location with huge population and nice infra beside malls and offices as well as modern tech such as lift with access card
