85% check with nationality and the likelihood of commercial activity doh.gif doh.gif , buy there, no food have to go to jam in semenyih town to buy food...

look at TTDI kajang so far ahead of semenyih to KL, dead commercial lots, dead housing estate, any donkey also know long time vp already.. sumore semenyih doh.gif doh.gif

commercial activity reflective of what market? despite the so called high occupancy, they are lower or very low earner, these are bought barely 200k, these are the targets for commercial activity, SEH & EM are flippers projects

I am pretty sure upon vp of SEH, I am going to stay in a nice semi-d within a great township together with many caring and loving neighbours like Top Gun, Sam gor, TT kor, Darween, Robert jai, Doom2 kor, Xuan2, Treehill n etc ... any dispute on that?

It's in normal as people can't visualize now as the connecting road is not ready yet.. Once the connecting road is ready, then people will have difference perception already...

Toll fare maybe up little bit compare to Semenyih exit which is now RM1.10..

I assume maybe EM exit will be RM 1.80?

Lol.. I used to ask this question to the EM SA, they say not sure yet.. Should be around RM 2.00...

From Kajang south to Semenyih is RM 1.10, to Pajam is RM 2.80... so the toll fare has to be something in between...

I don't understand what u means?? hmm.gif for ur information, got 2 Mydin here, one is located in Semenyih Sentral town and the other one is located in Taman Anggerik Perdana and next to Bandar Technology Kajang Semenyih. Semenyih is not a small town. Whole Semenyih land area quite big. So the distance if u wanna compare u must mention from which point to which point. Here I'm compare from Semenyih Sentral town, if compare from Ecohill to Mydin the distance is different story la.....

Ya, SEH far frm city, no shopping mal..the nearby tecso and mydin all lousy, all buyers are flippers.....will be a ghost town very soon and price drop like hell to 200k can get oledy.....sure this will make u happy..

But the fact is even though new launch at more than 600k also got ppl buy....

Lets wait and see the price will drop to the level u can afford in the future or not,,

As far as I know there is one article saying the 250 staffs are leaving the SPS, but again that's only author's perception, no solid data from the SPS HR department.

Most important, the progress of the SEH seems still in good form, many marketing activities going on of course even have added in at least 10 new theme parks into the project, in responding the EM...

So, what's has been postulated after Tan Sri left seems not really factual woh, at least in SEH.. brows.gif brows.gif

Never expect KLCC there... it cant be and wont.. potential buyers see and have a look at these before buying.. semenyih fried too high di.. the 1st phase feel safe now, sadly cant sell

In fact, when seh launch phase i, and sms at 6.45am on friday, many miss it due to distance and need to work. Is good return for phase i buyers.

PJ was develop as early as the 60's, it's too took 10-15 before it considered a satellite town next to KL, now in a way it's even more prestige than a lot of area in KL.

Semenyih only begin in yhe the 80's & revived recently, so don't be surprised by it potential to be another satellite town in future.

There use to be 2 tolls at Cheras, you pay 4 round each day (minimum), just like many newly developed area, it took time for facilities to be build up, in fact any new taman is the same, some people I know actually don't like to many shop around as its deem "Chap" surely ahop will also brings foreign worker & college will brings foreign students.

Maybe for people like you who don't even know hoe to cook can food hope everywhere also have cheap food stall or maybe you grown up in area like Sri Kembangan New Village you not used to these more up market area...lol

What I wanted to listen is up to me. Before you choose to comment or write something pls MAKE SURE IS RELATED TO SEH and domt talk crap here.
