Hey guys and gals....

I went to their showroom in CBD2 Cyberjaya but there is only the layout model of the unit design instead of showing the actual showroom...
When I asked the SA for the time of the showroom complete and when I can view the actual unit, he told me he do not know....

Anyway, from the SA, this project is launch after Ceria Residences (terrace house), and now is in the progress of the pilling now...

The weird thing I am wondering is, no actual showroom, but already in construction progress....
As of yesterday after launch, only 20% unit is booked/sold...
This project looks very quiet...

Dear all sifus here, any comments on this developer and this project?
I think is quite good deal the price offered around RM470k/sq ft, with Dual-key concept...
Cons is no balcony...

Hi, I asked the same thing and was told showrooms & clubhouse will be ready by Feb next year.
Developer ok coz long time established in Cyberjaya but any buyer with feedback - much appreciated.

Went to the site but road was closed, anyone knows if there's bus services around here?
Location wise ok coz within walking and biking distance to MMU and Pangea.

The Ceria Double Storey and Condo are gate guarded in the same area, with some shop lots. Like some closed community. Haha. I like the concept actually.

Yeap...ur rental rate later is impossible to cover your loan instalment value. Dont be fooled by new development need very little cash to buy...of course the lawyer fee and SPA fee is being absorbed...

but you still have to fork out 10% downpayment...at least 5-10% additional cash to furnish and renovate the house once completed. and the new house right now is 30-45% more expensive than older development...u guys are buying at 450-470 per squarefoot for this...older cyberia unit owner buying at 200-260 per squarefoot...

SUre buy new development takes very little cash...go on ahead...try entering the cj market with very little cash and see whether u bleed every month for the next couple of years once its completed later...

CBJ tenant come in seasonal. Because mostly tenant are student.
When course over all unit vacant. Everywhere hanging to let.
When intake time demand suddenly come but supply also a lot. Hard to raise rent.
When intake over you are death to find tenant. Probably vacant 6 month if your agent not geng enough

Why want to buy CBJ for investment? There are plenty good property in other place of KV to buy. Search for better choice.

you still can find some project 4XXpsf, i think its the cheapest psf in cbj...

yes i agree with u, its quite pricey at cbj, as its still under development but selling like prime price.. as demand in cbj r too high, thats the reason cbj price kept going up, but i can see, its slowing down now due to tightening of policies..

Don't quite agree with your analysis. During my student days, we maintain a place until we graduate. After graduation, those who found jobs or are posted in KL / PJ continue renting.

Group disbanded only when one by one started to get married.

Must say supply / demand dynamics may be different in those days.

actually they are solid developer with good track record according to my colleagues in CBJ and gardenview pretty cool but yes, the pricing. Now I saw they are offering tons of freebies rclxms.gif

According to SA 80% are chinese buyers but other profiles of own stay or rent dunno. But those that I know personally buy for own stay.

Some people don't like balcony. who notice they brochure tile finishing it's mentioned using selected tile!! what mean is that 1st time seeing this term?

It's as general as it is. Typically is China made tiles lo. Average quality. If White Horse or other good brands sure will tayang big big...hehehe

Yah, the tiles are "selected" by them ma, so can be any type of tiles lo! biggrin.gif

Type B & C have the same amount of light, power, ceiling fan, ac & TV points, bigger unit should give more ma! doh.gif

They have set up a small booth at KL Sentral, so I will go KPC to ask for the details!

Compare Verdi and Ceria? Adus Verdi sure quality way better....UEM Sunrise DNA...Ceria is MK Land DNA bro...

But yeah...comparing in terms of value for money and practicality hands down Ceria win la...480k gets u a 1000sqft...

Bro...i think even during launching the concept for ceria is practicality...which means decent/average design....acceptable facilities...BUT value for money...that means u get a unit with cheaper psf price relative to market rate and u get cheaper monthly maintenance fees...

i thinks its a little unfair to compare back to cyberia & domain, which was the earlier developments targeted for student/hostel market
be fair la if u developer also u targeting students early batch, u wont make higher end stuff
gardenview looks good if u ask me, and a fairer comparison as it is more recent

Just that i want to point out although ceria is value for money... it will face some fierce conpetition in tenant due to its not so attractive look compare to others. This Ceria condo is not exactly average. Each unit will not be facing other units and its designed like semi-d style. One project can start off very nice but good maintenance is the trick to upgrading the value. For meI would rather a normal llooking one with more own stayers rather than a super nice one with high maintenance fees and many rented out. own stayers will ensure environment is good but for tenants what they care.
I'm noy saying all buyers of Ceria are own stayers but we cannot just compare things on the surface lo

Pass through ceria area last weekend, progress very fast. Guard house 70% complete, 1st row of landed roof tiles already up. Condo side piling start di. Is this typical of Setia Haruman to build this fast.

Pangea is looking good and Tamarind is climbing steadily. Very nice

Why so emo? Every now and then oso i see quite a few props in cyber kena lelong since 6-7 years back until now...

Depends on each individual holding power...

Cash rich confirm can enter at huge discount. Less money sure have to buy new launch with less money down...

When economy very bad the market may adjust and this may cause price to stagnant or reduce a bit . However due to inflation prices of things will eventually up, wages and livelihood too.

So in a way its right to asume prices of property will never drop. Personal opinion smile.gif

no idea, but enough for me to justify the purchase. Vega is selling at 270k for 500ish sq ft.

my unit will come with studio anyway. so plan to rent that one out + rent my current house...

should be enough to cover 80% percent of my monthly mortgage.

I bought a unit at this condo because I like the concept (low density and gated) and its value for money but a bit worried because this project does not have the wow factor. The facade looks very boring and the link houses design also look too simple and a bit cheap. The forum here is also very quiet. The sales of the condo is also a bit slow - still many units available. Does anybody think that this development is not a good investment?

That part of cyber is full of condos/apartments - mutiara ville, Pangaea, cyberia, vega, etc all in walkinh distance so competition will be stiff.

Depend on individual the place is actually away from the crowd which is mainly across the road and I heard the hospital will be there as well, it's good at Ceria as it less congested and some people would prefer not too near the happening place but yet reachable and not too far

I like that this project is low profile because it's great for own stayers. Near enough to all the convenience yet far enough for a peaceful neighbourhood. being mediocre is in fact it's a Wow factor for me.

It is RM0.22 psf for all new owners. That means RM220 for the smallest type of 1000sqft.
