Decent development...but developer reputation not strong....not to say good deal or bad deal either....

Setia haruman aka mk land is not known for ground breaking design, concept, competitive pricing, classy landscape, they are just average developer...

Location is quite strategic but developer reputation to deliver the best quality product and design is questionable....

But pls go in with at least 20%-30% downpayment...

If u not u gonna struggle to rent out at competitive rate compare to ur neighbour competitor...

Yeap...ur rental rate later is impossible to cover your loan instalment value. Dont be fooled by new development need very little cash to buy...of course the lawyer fee and SPA fee is being absorbed...

but you still have to fork out 10% downpayment...at least 5-10% additional cash to furnish and renovate the house once completed. and the new house right now is 30-45% more expensive than older development...u guys are buying at 450-470 per squarefoot for this...older cyberia unit owner buying at 200-260 per squarefoot...

SUre buy new development takes very little cash...go on ahead...try entering the cj market with very little cash and see whether u bleed every month for the next couple of years once its completed later...

i said it again CJ is not for noob friendly investor with very little cash...

im not really warning u...just reminder to new investor embarking to buy 1st or 2nd prop in CJ

Compare Verdi and Ceria? Adus Verdi sure quality way better....UEM Sunrise DNA...Ceria is MK Land DNA bro...

But yeah...comparing in terms of value for money and practicality hands down Ceria win la...480k gets u a 1000sqft...

verdi 700sqft already 450k++...900sqft 650k++...

U notice what i notice? apparently developer tactics of compressing the size and selling it more expensive by rebranding shoe box unit as luxury living only the masses can accept....

Verdi try to use this tactic to con rich people...doesnt seem to work apparently...

Bro...i think even during launching the concept for ceria is practicality...which means decent/average design....acceptable facilities...BUT value for money...that means u get a unit with cheaper psf price relative to market rate and u get cheaper monthly maintenance fees...

Isn't that good enough deal for u? hmm.gif

Quality and better facilities never comes cheap....

Why so emo? Every now and then oso i see quite a few props in cyber kena lelong since 6-7 years back until now...

Depends on each individual holding power...

Cash rich confirm can enter at huge discount. Less money sure have to buy new launch with less money down...
