Hahahaha. good question. last time we call investor, now because many ppl see those investor so easy earn money, give them new nick name, called "flipper". Hahahah.

But for me, sometimes not really flipper. sometimes we need to know that developer launch project to give dream/idea/concept of 3 years later. But 80% people do not believe, so how? no people buy lo. let project die lo, developer die lo. no new house no new concept no new township.

So investor brave, believe the idea/concept can work. So assist to sapu the units 1st let project go smooth, developer got fund continue to complete. So after 3 years, Production come out, people only believe is great, only go buy but with higher selling price lo.

Investor Role = Insurance company to take risk and help the project can go on only. Hahahah.

Sometimes, investor = flipper. Only good investor can become good flipper. The more they flip, the more money they gain. Bad flipper tend to loss money......

You need to have gut only can be a good flipper. You got to believe in the developer, believe in the economic as well as the on going government policy biggrin.gif

But not all investor == flipper. Some just buy and keep for appreciation.

Anyway, without those flipper, property price would not appreciate so fast..... icon_rolleyes.gif

So are you a good investor or good flipper as well? shakehead.gif

Hey guys, can check with you all, actually how does Rimbayu guarded environment work?

I've check with the sales and they told me it will only be guarded with 1 entrance/exit for phase 1 to phase 4.

So does it mean that each precincts is standalone and only 1 entrance and exit?

Is it something like bukit raja by sime darby?

at the beginning maybe yes... probably near big roundabout... but later when all the link road is open..dont think only 1 entrance & exit...

Yes, each precincts is standalone and only 1 entrance and exit, this is confirm even future. Many township also apply this concept. the entrance and exit is refer to car.

Perennia shud be 2 entrance... one to west is shared same junction with Periwinkle...

But if they successful to get it gated, one exit is more easy to manage (and cheaper). brows.gif

Ya..Thats the think i was thinking, how to be 1 entrace/exit unless they do not link up all the precincts.

The fence for all phases will be build by the developer if the RA approves it?

If u buy during launch, serve the construcion interest n get the vp 2-3 yrs later n put on market for resell, i would called this model flipper. After all, the so called investor bears all the ris of the project.

Flippers are those bought the rite of the property before it was launch, either by relationship w developer or some other technique and sold the right of purchase to a 3rd party for a considerable sum.

Usually flipper has not come to spa signing stage.

The precinct of every phase will not link with each other one. Guard concept never work this way.

yup, if too many entrance / exit will be difficult for the guard to control. Single point of entry will ensure maximum security control. nod.gif
