Based on launching date is before Mar 2015. If follow track record, should be around Dec/Jan. This date I cross my finger and count one.... lol...... drool.gif

Before due date, I checked with lawyer and IJM admin office, find out why document still not ready. Get their feedback and commitment will not charge till first disbursement. Even with black and white from them.... he he

My due date 14-Oct and start chasing them mid-end of September till they write back to me brows.gif One day one call + email.....

Remark: During that time, IJM still not ready with their authorities approval. On my side, all my document ready by Aug already.

See the progressive payment invoice they sent to you, it will state the due date. I can't explain too detail as I'm not expert. Just counter check with both party what is the progress from time to time. Ask them what cause the delay. If it is not yours, just request them black and white write back to you. At least you had point to argue later smile.gif

The progressive payment letter should mentioned the due date. Look for it. Anything you unsure, ask the SA / Admin office, until you feel satisfy. tongue.gif

If bank late, sure the buyer have to bear it. May be you can complaint to the bank and ask for compensation. You may even complaint to bank negara tongue.gif

In my case, it was Rimbayu late to get the consent for transfer from the Authorities.... they can't blame me. smile.gif

Just went to Rimbayu to ask the SA, phase 5 strata home 9xxK above for 23x75 and 23x80. That mean at least 100K extra compare to phase 4. Wow.... Target launching in next year.

If TA sell at 800k, then IJM will definitely close shop. But that is quite impossible. Compare to Tropicana Metro Park Batu Tiga, what you think?

Sure, for big developer they will rather give more incentive / feature than price reduction. Otherwise nobody will dare to invest in their future product.

They might give club house facilities, aircond, auto gate, ...... all freebies just to make sure you feel value for the money you are going to pay them. blush.gif

Based on the master plan model. Even not 100% accurate, but based on Phase I, II, III and IV, should not far away.

The miniature already existed long time ago. tongue.gif
