I think is quite normal, nothing to worries too.
Even Subang Jaya, Setia Alam, Kemuning Utama and etc.
Kemuning Utama Damai Residence, just besides medium cost apartment only, price still selling RM870k.
Some more Bandar RImbayu low cost having a distance with first 5 phases residence.

I think for phase 1, after 10 years will be
600k (Ori Price) + 400k (Inflation) + 400k (township/concept proven Appreciation).
will be 1.4 mil.

I think IJM nothing to worry also, should be happy also. Hahaha.

1. Because the first phase 5 already launched, just to slowly sell the remaining units, even TA launch also do not know what price yet, even if really is 810k++ also facing HTC, up to buyers choice. and these only 400 units, right? After phases also very expensive. So that 2 years later, got lake, got hill, got green. super nice environment, many people want buy but feel expensive for future phase, then ma buy Rimbayu remaining units but still enjoy whole environment tongue.gif

2. I think future launch for next 2 years also focus commercial/service apartment and etc instead of double storey.

Yes. Phase 3 periwinkle, concept is 4 houses back to back. Enjoy 10ft' gardening. Maintenance fees as normal as phase 1, 2, 4.
32' 70 (10' for gardening, so house occupied 22*70), same like kemuning utama house, but build up bigger than that, 2100-2200++sq). phase 3 the spec is the highest among all the phases. Beside, inside this precinct got 3 single storey bungalow. But not sure who stay. last time reseved / not so sales. not sure blush.gif

Havent completed. yes, for developer units after 1 year increased 40k++.
So if come to subsales, not this pricing already.
