Myself drive from kota kemuning to 1U around 30 mins With average above speed. So if normal drive 40 mins + 5 mins from Rimbayu.
45 mins no jam.

Will use Kesas > Subang Kewajipan > Federal = Fast without Toll
If along Kesas 20km++ > Max highway = Super Fast with RM5.50 toll

Normally back around 6pm, will take about 45mins to 1hour. the below 3 normally use.
MEX highway > Kesas (3 tolls)
Federal > NPE > Kewajipan Subang > Kesas (tolls RM2.60)
Federal > Old Klang Road > Kesas (Tolls RM2.00)

I think you are mention phase 3 cluster. When phase 3a launched 200++ units sold out With price 861k++. When phase 3b release until now also sold around 20% with moving slow. I think in soft market now is okay. Just sell slow.
ES should be 6 stars township with min 1.1 mil. If got money not bad to buy.

Yes, ESanc min size will be 24*85 (2200sq) / 26*80 (2300sq) with 1.1mil above.
Because of the land size they have in Canal City just less than 400 arces++, smaller double than EM. So they will no more build those 22*70, 22*75 and etc small size.
So really is different market.
