Ouch... seems a bit small.. I'm looking to upgrade... so somethign say around the lines of ~2500sqft and with a bigger land.. much bigger then a 10' for sure... maybe along the lines of min 5000+

Went to Rimbayu early this morning, met up with Susan, she was super helpful and very knowledgeable about the projects/surrounding area. She happened to be going the site, so I tagged along to see the Bungalow units... its about 60% completed. AFter that we came back to the office, discussed a few stuff, and she passed some other salesman's contact to me... i was wondering why she didnt handle my case... until I found out she was the Sr Sales Manager and does not handle day to day sales

Anyway... here's the details of the Bungalow as I see it

1. The usual promotion, free legal/stamp/mot etc.. that's nearly 80k savings there
2. Extra 2% discount (for the bungalows only) if booked within 14 days (they JUST launched it)
3. RM3000 kickback for introducer
4. 3 units available 2 @ 1.8M (6700sqft) and 1 @ 2.2M (10k sqft)
5. COmpletion of PeriWinkle Jun 2015
6. The Elite link/access is being built, would be completed in 2 yrs

My opinion
- 1 of the 1.8M unit is VERY near a surau site, the other 1.8M unit is about 500m from a proposed BIG Mosque (could be advantage or disadvantage depending on personal opinion)
- Its single storey, high ceiling only for the living hall
- Built up is 2030sqft, hence it looks pretty SMALL
- THe main entrance is located at the side, u drive in from the gate, and walk to the side to enter your house
- You can park about 4 cars infront, but its gonna be TIGHT, 2 cars would be more comfy
- Bad point is, your neighbours will all look DOWN on you since their is double stry
- 2nd Bad point, though the land is BIG, its distributed AROUND the house, hence it looks small, you dont get a nice bid area to play with

I dont think I will get it.... but the wife spotted another Semi D unit there with 6000+ land... so we are considering that.... but PeriWinkle is 7km from the Kota Kemuning 2nd roundabout...... that's pretty far.. and is currently the MAIN consideration.. if it was in KK... I would have booked it on the spot..

PeriWInkle and the commercial area is divided by,.... 1 road....

Ofcourse the commercial area have not been launched, but the master plan the land for the mosque is there... so even if its not built yet... it will be left vacant until funds come in...

Pls also note Rimbayu is NOT in Shah Alam or Kota Kemuning, its considered Kuala Langgat... so its up to the local council to see if there is a need/funds to build the mosque and when...

Yes... there would be 10,000 units total for RImbayu when its all completed, add Eco & Tropicana to that... you are looking at an area equivalent to Bukit Rimau + Kota Kemuning.

But bear in mind it took 15 yrs for Kota Kemuning to get to where it is today...

The Semi D built up is also around 2000sqft, so kinda slightly smaller then our current house... the land is yummy...

But we also looking at another SemiD in KK itself... 7000sqft.. cost 600k more 

I got all these macro views/info from the Sr Sales Mgr... the regular sales guys.. sorry to say.. seems pretty clueless...

The lady Susan was VERY helpful.. she mentioned there would be about 13/14 phases of RImbayu to be launched (inclusive of the commercial side) total area is about 800 hectares with about 10k residential units. Its actually VERY close to Saujana Putra.. like next to it...

But keep in mind Tropicana and Eco would have about 800 ha also... so lets say another 10k units....

Total 20k units... rush hour you would be looking at say 15k cars.... wow...

But the mosque might not be there immediately... its just "allocated" just like Kota Kemuning... took them 15 yrs to start talking about building the mosque... which will be at the lake area where ppl park there cars when they go for a walk now...

So the lake condo, the oncidium semi D, lake side terrace etc would all be... effected..
