Hahaha. Soft lunch normally no advertise just register or near by people know. Officially launch means outsider or advertisement will publish.
but market sure is slow now. But for Rimbayu temporary is last landed house until next year. This year is phase 6 commercial and service apartment jo. So just waiting slowly grab. Q4 market should steady back. 2016 start to pick up back. No choice

over how many arces?
depends what you want. If 1800 arces is Ok.
If 1000 houses in 90 arces then really high.

Actually all the phases spec got written properly. Quite common sense that every phase spec will keep enhanced or upgraded, not only the size of house / land upgraded. Because every phase keep increasing price, else hard to pursue buyer why keep expensive.
In fact, phase 1 selling RM570k very worth even the spec not that good.

Hahahaha. I also not sure. But normally included those good direction or facing garden or etc. Price should 570k-620k for at least more than 250 units for 22*75.

I think 2013 March, Kemuning Utama IR fetching 750k selling price for 22*70.

Yeah Yeah, my friend stay IR, recently still received call from agents, said RM870k got ready buyers.
So just waiting for Chimes VP, i also interesting to see how much can sell.
I also wish Wisteria can pick up the sales at least 100 units around CNY. Because Zap Goh Mei, IJM will having function also ( I think same time will gather for phase 1 owner about AGM, not too sure).

Besides, ES delay to Q3 already.

Should be the master plan not confirm yet. Still not sure will launch Terrace, Semi-D, bungalow and etc.
Because market change fast, they also need to study market need.

Price increase for feb are phase 1,2,4

Agreed. this time is phase 1, 2, 4.
Phase 3a actually fully sold out too. Just phase 3b open 1 months ago++. But phase 3b also will increase price around CNY.

Phase 1 basically left corner units. phase 2 havent convert all bumi lot. will have another round bumi lot release soon.

Maybe IJM not scare slowly sell? Because mostly good township started VPed, the purchase crowd start come back.
I think their seremban 2 also like this, but also quite success.
2017 Q2, Tropicana about 3-5km lake also completed (Phase 1, 2, 3, 4 Vped). I believe that time really different story.
Now maybe just depends on buyer believe or not.
