Ppl still will complain as usual. Went to Eco Majestic Semenyih and semi-D 40x80 is selling at RM 1.4mil with 3500ft2~ Oouch... since paying RM 1.4mil might as well top up a little bit to own a 41x95 in SEG somemore it's cyberjaya! Both projects have their own pro and con. Ask your bro to visit the show village to see the actual site condition and feel the living environment. A lot of ppl have a perception that Cyberjaya is over speculated and thus not willing to go in. Semenyih is a relatively new area for speculation. Another point is SD price at Cyberjaya exceeded the "affordable" threshold of 1.5m for many mid income family. It is not easy to simply "top up a little bit" when they are already struggle for 1.5m. To me, invest in semenyih is very risky at current high price. Cyberjaya landed is still reasonable compared to other nearby areas, but highrise is a bit....hope most highrise buyers have a backup plan of own stay.

So many residential project in cbj, i think commercial lot is much better investment in cbj now, unless your bro wanted to get a house for own stay... its really nice environment in cbj... very unique... just the road need to be touch up evenly and the traffic light need to hire expertise to have a better timing, rather than waiting at every traffic light...
