Reasons why I most probably won't purchase at the end of the day:-
RM284,000 / 560 sq ft = RM500 psf RM500 psf x 3 years interest for Construction Period x 4.6% bank rate = RM569 psf (Cost of purchase when it is actually Ready to Move In) Bad Points ○ Nearby graveyards; ○ No restaurants nearby walking distance. ○ Nearby to Bangsar LRT but doesn't look like safe to walk ○ Brickfields famous for gangsterism and robbery ○ Cannot sell/rent out in 5 years time. Means total have to wait about 8-9 years from signing (3-4 years construction period). Bad if you sign today & got laid off or change jobs to somewhere far. You stuck with the property and pay bank for 8 years. ○ 1208 units / 6.37 acre = 189.6 units per acre!! That's 36% more than Alam Damai's 138.7 unit per acre. ○ Are the primary & secondary schools nearby good? ○ So far PR1MA has delivered only low-medium apartments. Location & building quality is questionable so capital appreciation is low over 10 years time. ○ 6 levels of car park will make you pusing-pusing until dizzy Good Points ○ Good location if you're driving to everywhere you go & working nearby. Bad if you're no car, no car park or working somewhere further ○ No swimming pool for Blok 1-3 means Less maintenance fee ○ I hope PR1MA does a good job & put more passion into it as this are people's home to be paid off in 30 years, not some job just to subsidize the lower income class |

The official website did not put a price tag. Also, I was under the impression that PR1MA's mandate is that the ceiling price should be RM400k. With a maximum size of 1,000 sq ft, that would translate to about RM400 psf. Did I missed out anything?? With regards to the bad points you pointed out, my biggest concern |

1. If PR1MA doesn't have a show scale model on that day, I'll storming off straight away. Never buy what you can't see. To me, the guardhouse entrance facade is very important. A grand & wide guardhouse entrance and nice building paint color scheme is more important than the quality of the floor tiles. 2. Where do you see yourself in 10-15 years? The house will only be a good buy when you can see yourself staying there for at least 10 years or more. My best friend always said, "Buy what you love, not just because it's the cheapest one in the market." You want to come back home everyday to something you're happy with and proud of. For myself, after 13 years (10 years stay + 3 years construction) I will be 43 years old, I would like to be settled down with my current girlfriend and have 2 beautiful kids. Live in a comfortable-sized house for 4 pax and sometimes my parents/in-law to visit. Nice community with my neighbours, good schools, safe enough for my kids can walk / cycle to school, green park for my kids & their friends to play in. Maybe because I want to give my child what I had and even more. I just don't see it that happening in Brickfields. Alam Damai is a better neighbourhood but traffic in peak hours is terrible. If you can't see yourself living there in the future, then give others who needs it more to have it. If this is your first-time home buying, do actually go look around and what the market has to offer overall then only decide if PR1MA is the best choice for you. Go spend a day in their showhouse (sometimes got free food) by IJM, PJH, Gamuda, DPC, EcoW because they really put an effort into making your house into a home. RUMAWIP also has some very good affordable options at RM200k-RM300k too. Ok bye guys, enjoy your home buying process. |
