FYI, have had bad experiences investing in property like Bukit Beruntung, Puncak Jalil etc

To certain extend, you are right. It is also depend on which area you are looking for. Investor always think to have low entry cost, but maxima the return when release the properties. The bad experiences at Bukit Beruntung remind everyone, do not just listen to the developer and the gossip. Have to be extra careful when buy at the total new township.

puncak jalil is not really a failure....if u buy at 1st phase and hold til now...u are earning...the price actually is nto dropping...just increase slower compare to other area..

The shop lots were abandoned many years and proposed interchanged never built causing a very low occupancy.. Till now still many shops vacant.. I were then choosing between Cheras area and puncak jalil but convinced that PJ is going to be a good township as compared Cheras was too many tolls and traffic jams.. Well, probably we r bad luck,,

last time go Danny Goh property talk, he say Bukit Beruntung, Puncak Jalil etc is totally fail.....few property guru also saying same like Danny Goh.......


I still remember the use Bukit Beruntung, Puncak Jalil etc compare with Kota Kemuning, Setia Alam etc......5 reason why some project fail...... tongue.gif tongue.gif

Oh sigh.

Then it would be a terrible nightmare if to have invested into those Bkt Beruntung, Puncak Jalil etc, no wonder.

For Now, we r concerned about the school choices in Semenyih , if we move in 3 yrs time , we need to look for good secondary school for our daughter but we don't really want to put her into private school nor any lousy SMK, most probably we opt for homeschooling but we just don't think of any in Semenyih, correct me if I'm wrong here

True also. The luck is with those who had obtained the individual title after hold the prop so long.

But For me, this consider almost failure investment.

Semenyih only have a few SMK for secondary school at the moment.

There are a few good secondary school in Kajang if not mistaken, one of those is Yu Hua..

About 10 minutes from Semenyih if no serious jam.

Tenby International school is under your "private school" category? If not, understand that SEH will bring in Tenby. What about SMJK (国民型中学) school in Kajang - those "government school" with focus in Mandarin too?

Bukit beruntung - over bloated by the "new airport" rumuor.

Puncak Jalil - huh, you should know who's the developer behind, though the price is picking up now.

These 2 areas can't compare with Semenyih projects nia - LEKAS is there, connecting road already 70% complete, projects lead by the top notch developers in Malaysia, already have reasonable commercial activity within the the vicinity... All these can found in bukit beruntung and puncak jalil? brows.gif

Boss, how u think project SD in Nilai......some of them the say just slightly better than Bukit Beruntung, Puncak Jalil etc, consider fail oso, do u agree of this??

For Bukit Beruntung case, the issue was not totally due to developer alone... buyers die due to big power games at the back!
Having say that, if u hold the industrial land, ur return shld be very huge by now.

If not because of the airport, why people want to go to BB? Plenty of land still available in Rawang..
