Bro, this is a 2-storey unit. I know why you think it's 3-storey - because of the built up right? Yes, it's such an amazing built-up for a 2-storey DSL, fully maximise the space.

I'm not familiar with Tiara South, perhaps some one here can give you the comparison btw the two.

I visited the EM Sales Gallery, they told me the show units not ready yet.

2,600 sq ft BU for a 22 * 75 is amazing, sure they did not cheat hear or there

cos for 75 feet, at least 20 feet for car porch which should be excluded right?

so 22 * 50 = 1,100 only * 2 = 2,200 only?

Where the extra 500 come from?

Their show village located at Tenderfields (to be open soon) doesn't include Merrydale. The extra feets comes from overed area, e.g. car porch balcony, verandah.

Not sure Chris Boss managed to find out the "hidden" built up during his recent visit to EMSO.

Perhaps now not important for Developers to build them anymore

Hmm, I did asked some but kenot memorized all, lol.

The verandah / balcony for the front and back, it is 4 ft long. For the end lot / corner lot, the side verandah is 5ft width and if not mistaken, 6-8 ft wide. I guess the info I got is only for 8A and 8C, since only these 2 sizes at North Garden and going to launch 3 rows this Sunday.

But I forgot the car porch, but around 22' ft if I am not mistaken. I am unsure of 8D ( 22x75 ) bcz it is on South Garden and not going to launch soon, but as the longest size, it could be max at 23-24 ft. So, I also unsure the shaded car porch.

Bro, Merrydale all units are built till the end, thus no 5 ft extra land at the back and it save ur extension cost. This applicable for Cradleton too.

If you mean 22 x 75, this is Type 8D and only located at South Garden. This Sunday only launch few rows of 8A and 8C at North Garden.

If car porch at 20ft, the lenght would becomes 55' ft, not 50", thus approx 22x55 x 2 floors = 2420 sq ft

Btw, for 8D, or all Merrydale the lenght is longer than ground floor due to additional of verandah balcony and I expected it should be 22 x 4 or 5 = 88 - 110 sq ft

Yes, fully extended to Back means its 55 feet cos some developers give extra 5' as back yard. Can easily save at least RM30K , just to cover the back yard.

Still salute you guys for buying without seeing the show units. Trust in Developer

There are pro and con of having full built up at the back, definitely save cost, but at this point also without fenced, means security and CCTV at backyard it utmost importance to this matter, but I like it as it somehting unique to save the cost of extension which I believe, not as low as RM 30k since the construction costs are increasing and 22x5 ft for both floors.

Show units maybe only a confidence for most of us, but also dont be cheated by the furnitures and ID, lol. Layout plan will do.

EM vs Tiara South , hmm IMHO, Tiara South also looks good like EM, garden at backyard or similar to double frontage, but it is not a township and if not mistaken 250++ units with some apartments in the masterplan, thus it would be very different to deviate it and compare to Merrydale, part of the Eco Majestic self township with commercials, schools and malls in the future.

My RM30K is just for 1 floor only, if both ground and first, RM50k also not enough.

Yes, Tiara South is not a Township, just a Taman Only but some ppl prefer quiet(er) life, less traffic, etc. Just need to drive out for such amenities.

Just trying to get more views to advice my friends. His wife like the double frontage but concerned that the price is on the high side, almost as high as say EM, SEH, even TH.

As for showunuts, many years ago, I went to some show units, the quality was so bad, door frame, walls were not straight.

If u see the show unit, 0% to buy the massed produced house. Hence, I always buy only if there is show units. But price sure to increase loh.
