Yeah, I like the privacy, the house next to me is another corner across the road. There is plenty of place for cars to park infront of the house too as well as the side parking. Quite important since I enjoy doing gatherings and movie nights, plan on doing it on a monthly basis just to touchbase with the neighbors, my family members, and my employees

ERL is fine, it is not LRT/MRT where it gets noisy - that's why they have to put the sound barrier along the lines that transverse the city areas, like the ones in front of Empire Subang

The train moves fast, just a few seconds for it to pass, and the line doesnt curve too much in that there would be little metal to metal friction (which causes the sound you get when the LRT/MRT goes through a curved track)

The mrt line is only less than 100 meters away from my balcony and bedroom. My unit on 10th floor and mrt line same level with the 7th floor. I can still sleep like a baby. No complain from the other residents too.

even better then since the ERL is even more quitter, doesn't curve in the path near Serenia, and passes in a second

are you sure its quieter or you're just comforting yourself coz u got a cheaper deal (near the track)?

I've been there physically with a 4x4, it is quiet. MRT and LRT traveling on a curve are so much louder not to mention that the ERL passes by very quickly. I didnt go for the unit because it was cheaper - it was RM820,000 kot? There would not be any problem to top up, I went for it because the unit:

1. Faces east the living room and master bedroom face the morning sun plus the lack of overall afternoon sun as the neighboring house behind would shade that away from me

2. The afternoon sun is also blocked by the house (building) as a whole, so the extra land wouldn't receive direct afternoon sun, compared to the corner house on the opposite side of the road to mine, where there is nothing stopping the afternoon sun from shining onto the extra land

This is important so my children wouldn't be sun-burnt when they are enjoying the taman. I even had to chart the summer solstice to determine the angles where the sun would be shining throughout the year on my unit - for those who don't know, the sun does not travel the same path across the sky throughout the year, this is most apparent in countries away from the equator.

I ran the chart online and my unit has the best protection against the afternoon sun throughout the year.

3. There are no houses in front of mine, this makes it easier for my guests to park for my monthly gathering. There were no corner units for Adiva 2 with this advantage while also fulfilling point (1) and (2). The ones in front of the taman faces west. The other ones facing east have other units in front of them

The unit that I bought was truly my first choice of all the 16 or so corner units opened for Adiva 2 launching, and I didn't stay overnight just so I can save RM20k , which is the price difference between the most expensive and cheapest standard corner units. What is RM20k for a loan tenure of 20 years? RM122/m. Why would I save this if there were better units around?

With landed units, every unit is unique, unlike high-rises where there would be multiple units dacing the same direction - alternatives are aplenty

the ERL only operate from 6am to 12am. there is 6 hours of good night sleep. haha
