Doesn't matter of SA or Klang / it's connected, just longer traveling time.
Not as good as MRT, but still much better than KTM.

No idea how does I Behad distribute their property to agents.

I assume they assigned Block B to GS Realty while Block B1 to Hartamas.

Anybody can justify this?

So ambitious...if u go there...now wat u see there are all things not ready but all open...all pathway, walkway etc all cincin caicai...below par environment..no landscaper persay..

exclusive soft launching of neighboring tower today - Liberty Tower - I-City

seems good feedback base on 250 units taken (only booking) upon launching,
of course not as HOT as others properties in Klang Valley

Personally, I think price psf is still very high, if assuming they are selling price 5 - 10 yrs later then it make sense.

No idea leh~ hopefully I can answer u about the doubt of alcoholic beverage sales in Shah Alam, as i-City claims they are MSC status & bla bla bla~ international market, so should be allow gua. laugh.gif

no idea about the sales of Block B1 - i-Suite, but base on newspaper lately, Liberty Tower is hot selling.

Wonder y nobody choose i-Suite? as it just a block away, which barely a nice view & less crowded towards the sky bridge passing by.

I think investors of Flexus and i-City will be different. People familiar with Kepong, Segambut, Jalan Ipoh, Jinjang area may favour Flexus while people familiar with Subang Jaya, PJ, Shah Alam, Klang may favour i-City.

As I know, Best Western has offered the package that leaseback the unit from buyer with a 6% guarantee return in this moment.

My question is, this agreement is come upon completion, how if the demand on future is low? The statement is just a promise althought i know this is Best Western usual exercise ( leaseback)

Is it possible this happen? When I wanted to leaseback my unit to Best Western, but Best Western REFUSE to accept the leaseback as promised in early DUE TO LOW DEMAND !.

Today, i-City is a RM9 billion ultrapolis complete with a theme park, ICT-related businesses and good connectivity.

When completed, part of i-City, with its world-class infrastructure, will be home to 50,000 knowledge-based workers.

“I remember the work of Jon A. Jerde, the US architect who developed the initial i-City master plan. Jerde had created the “Freemont Street lights” in Las Vegas as a way to redevelop the downtown area. I visited this attraction and saw how it had become a night tourist attraction. I then figured that if I could create a light attraction using digital light technology (LED) at i-City, it would not only be something unique in Malaysia, it would also be in line with i-City’s digital city concept,” Lim said.

He said when he first discussed the idea with his management team, the consensus was that the money he had set aside for the LED venture could be better spent elsewhere.

However, from an entrepreneurial perspective, Lim figured that human nature is the same all over the world, and if it could fascinate tourists in Las Vegas, it may also work in Malaysia.

From an investment perspective, Lim reasoned that the RM10 million spent may be a form of advertising and promotion initiative.

“Thus, when the City of Digital Lights with its million LED lightscapes was first unveiled to the public in December 2009, not many could foresee that it would help place i-City on the map of the digital world. Needless to say, the lights became an instant success, with visitors posting pictures of their visits on Facebook, Flickr and YouTube,” Lim said.

For Lim, this achievement was not merely another feather in his entrepreneurial cap, but it also gave him confidence to further invest in other rides and attractions for Malaysians.

Fast forward, i-City currently boasts a 10ha theme park divided into four precincts — the City of Digital Lights, SnowWalk with its 50,000 sq ft of Arctic environment of below five degrees Celsius, WaterWorld with its first tornado ride in the region, Fun World with its Trick Art Museum, Space Mission, House of Horror and Red Carpet@i-City, Malaysia’s first interactive wax museum.

“The MSC and the tourism components are building blocks in the development of i-City. I see them as part of the process of adding value for our buyers.   When completed, part of i-City, with its world-class infrastructure, will be home to 50,000 knowledge-based workers.

  “I remember the work of Jon A. Jerde, the US architect who developed the initial i-City master plan. Jerde had created the “Freemont Street lights” in Las Vegas as a way to redevelop the downtown area. I visited this attraction and saw how it had become a night tourist attraction. I then figured that if I could create a light attraction using digital light technology (LED) at i-City, it would not only be something unique in Malaysia, it would also be in line with i-City’s digital city concept,” Lim said.

He said when he first discussed the idea with his management team, the consensus was that the money he had set aside for the LED venture could be better spent elsewhere.

  However, from an entrepreneurial perspective, Lim figured that human nature is the same all over the world, and if it could fascinate tourists in Las Vegas, it may also work in Malaysia.

  From an investment perspective, Lim reasoned that the RM10 million spent may be a form of advertising and promotion initiative.

  “Thus, when the City of Digital Lights with its million LED lightscapes was first unveiled to the public in December 2009, not many could foresee that it would help place i-City on the map of the digital world. Needless to say, the lights became an instant success, with visitors posting pictures of their visits on Facebook, Flickr and YouTube,” Lim said.

  For Lim, this achievement was not merely another feather in his entrepreneurial cap, but it also gave him confidence to further invest in other rides and attractions for Malaysians.

  Fast forward, i-City currently boasts a 10ha theme park divided into four precincts — the City of Digital Lights, SnowWalk with its 50,000 sq ft of Arctic environment of below five degrees Celsius, WaterWorld with its first tornado ride in the region, Fun World with its Trick Art Museum, Space Mission, House of Horror and Red Carpet@i-City, Malaysia’s first interactive wax museum.

  “The MSC and the tourism components are building blocks in the development of i-City. I see them as part of the process of adding value for our buyers. Together with the architectural designs, infrastructure and development concept, I want the buyers to feel proud that they own a piece of i-City,” Lim said.

Nope. very challenging to attract crowds. If you ask Klang people, they will dog eye on you. Klang got plenty of landed properties at affordable prices why bother to buy shoe box? Believed mostly are buyer from non-Klang area for investment only. However, good luck for the pricing and maintenance fees.

Boss, i think this one pricing too ambitious.. rmbr seeing the BBB queues but as i mention before, i city got no immediate demand.

The companies based there are small local companies (albeit MSC status) with most if not all being locals living nearby. Uitm staff/students cant afford the rental cos its uitm tongue.gif tongue.gif Hotel staff also can't afford 750psf rental.
to depend on LRT also hard cos this one will have many stops to BU n then many more stops to BB, TRX etc.

Can't jalan for me.

I think liberty no carpark also.. how much the maintenance ah? Most buyers are investors la.. i know a few who bought from phase 1 until now (some are klang ppl). Shopping mall tenants too jialat for me. I think AEON D Kayangan will have better tenants.

Only good thing here is the supply of apartments is not too high.

There are a few threads on different offerings in I-City, namely I-SOHO, I-Suite, Liberty and Parisien Tower. All these launches are actually under the same land plot and thus I believe the same DO, which is called the "SOHO plot" (total 7 towers -- 2 from I-SOHO, 2 from I-Suite, Liberty Tower, Parisien Tower and Hyde Tower). I guess their basic selling points (LRT, connectivity to mall) are the same, difference is the layout and ID themes only.

Currently, I'm preferring I-Suite (size 566sf) over Liberty/ Parisien due to:
a) More conventional layout whereby both the living room and bedroom have external view. Liberty/ Parisien 466sf type no view for the living room.
b) Cheaper psf, which for the lowest floor after all rebate is about RM696 compared to RM750 for the latest offering Parisien
c) 1 bedroom + 1 study room

Question: Is it worth investing into I-City if I'm looking for capital appreciation? Looking at the bigger picture, selling points are:
a) Central Plaza Mall - reputable mall operator, huge size
b) LRT station (walking distance but a bit far)
c) Ready infrastructure - direct entry from Federal Highway
d) International status - no restriction on F&B and entertainment, very rare in Shah Alam
e) Future iconic landmark The Jewel - potential price appreciation for surrounding properties
f) Participation of Thailand's Central Group in parcels of the development (the Mall plot and the Central Tower plot, including the Hilton, future convention centre, etc.)
g) Niche development concept in the immediate surrounding
h) MSC cybercentre status - potential pool of K-based workforce
i) Easy access to Federal Highway, NKVE, Shahpadu and future WCE
i) Heavily promoted by state government
j) Freehold development

Cons/ Risks:
a) Unfamiliar with the Shah Alam and Klang market - anyone can share their thought?
b) High density - SOHO alone from the 7 towers already more than 3000 units
c) No carparks provided, gotta rent
d) Higher price than immediate surrounding
e) Development might not go as planned
f) Limited capital appreciation and rental market

To compare, for the same entry price (sub RM400k), I can get a subsale 4xx sf studio unit at Empire City, leasehold, also no carpark, no LRT, but in a better acclaimed location, but capital appreciation might be limited too since this is already subsale.

yea, went to see the I-suites show room...looks promising as it is fully furnished and with 1k downpayment and will be ready on 2017...question is whether worth investing or not as right now there is no attractions....

I lived at Shah Alam for 10 years since I studied, lived and work there. My opinion, if you guys want to rent out your unit to STUDENT, I suggest forget it. You will find a hard time to rent out your unit. Why I said like this? Because those student have other alternative to rent other apartment/flat/house with bigger space, 700sqf-1000sqf with rental within RM800-1500.

Try to look out Menara U & Menara U 2 at shah alam, seksyen 13. Its nearby a Tesco and future Aeon. This unit has a slightly better potential than I-Suite@I-city (in terms of rent unit to student).

I checked with some agents there, they actually took out the 2% discount and park it infront, hence 1k. So it works out to be same as before. Nowadays got alot of those 0% downpayment scheme

Actually I-city whole future residential development is main aiming the working professional from branded company which under MSC status. They are forecast around 40k-50k workforce in this 72 acres freehold development. I-city also named as future technology city. Some of the professional under MSC status is foreigner came from different country. That's why they are the main tenant for residential development. thumbup.gif
The second potential tenant will be small family. There have everything needed in our daily life. So we called as a new township. biggrin.gif
The last aiming tenant only will be student. The youngster nowadays is living with more enjoyable. Some of them also will choose the better environment for living but of course is a minor. biggrin.gif

In the future 3-8 years, you will see the changing of I-cty.
The whole development is coming on the way step by step.
8 years later, You may imagine how its look like when all building is there include the central shopping mall with 50% exclusive brand never seen in malaysia, the landmark of SA- The Jewel, 24 hours entertainment, central tower and office under MSC status, LRT line 3 completed, theme park and water park rebuilt, all the corner surrounded by entertainment and lighting and etc.

At the beginning, most of the people said, " Har ?? Kepong area arh ?? dont want lah, nobody know there. Gila ke ?"

But now. those people who "gila" already became rich. The capital appreciation of whole development is at certain level already. I hope I am 1 of those "gila" people doh.gif

Actually Lrt's main role will be attracting population to come i-City, or letting people who work in Bandar Utama, but more prefer stay in a Studio that come with more privacy, they would use it to access their working place.

Ops thanks for correcting me, btw in real time i walk from i-Residence(Which is completed) to our showroom(which estimated where the LRT will located) is not a burden for me but when turn around then come the challenge..you need to climb up hill! the distance is around 400m, but not sure what will gonna change when it completed.

It is Loan Rejected Unit, the developer have to wait and confirm there is no more loan pending left, then launch all at one time. It is impossible for developer suddently sale one or two unit at one time...so they kumpul kumpul all then sekali open for sale again. As this is the final sprint to clear all unit, all units come with more attractive package which is RM310k++ for i-Soho(Around 10 unit left) & RM400k++ for i-Suites. Both only need RM1,000 to register a unit.

I think u used a wrong example. DPC is an ambitious project since the beginning and only outsider see it as mission impossible. I-city when started is already on the wrong direction, concept and ideas are all wrongly executed. Hope it can revived like cyberjaya, only thing can do is fingers crossed.

i went there last 2 weeks. Sales person desperately want to sell the units. Concept not bad but please do ur own analysis b4 invest here. some more offer very low quality of furniture and fitting.

Wonder will this be permanent kind of thingy..
Which party forking out for the electricity bill each month, the unit's owners or developer?

Only my opinion, the i Residence was got the VP at beginning of the year, and the entry price is around RM300k, then if based on the rental with RM1,400, there is almost 5.5% yield already. I think if I am the owner, I won asking so high since the development of the i-city is still in the preliminary progress stage , many elements can affect rents have not completed yet, so 5.5% of yield is consider better than a lot of property in town already.

Because I do not have do the rental market in Shah Alam, therefore not very sure about the occupancy rate there. Maybe you can check with the other agent or Sifu here.

I think yes, should be.

The CPN website show Central Plaza@i city expected to open in 2016. However, I think should be some delay to 2018 year, because according I Berhad, the Central Plaza Mall site start by this Nov.

It will go up, but not so soon before mall and lrt is done, this all about future investment. Btw it just 10 mins from Subang, who work in Subang or PJ but want a lower price studio would came here.

Currently still got people looking to rent over there, but the problem is price...because when they vp, price is 1200 per month, after few months then 1500 per month now...people always greedy mah...cant blame...market? still got one..just see how generous you are lo...haha
when lrt and shopping mall is done, then u huat lo... price would go up to 900psf easily at that time if EST 1 year only 5% increase of Appreciation...

If PSF=710
EST increase 5% P.A.

A=P(1+R)T
A=710(1+0.05)^5
A=906

Plus and Minus some Shopping Mall and LRT Effect, how much would it go?? 1000 PSF?? It is not mission impossible.

They claim that there will be guarantee rental return during sign SNP on year 2014 however when start key collection process now the management claims no guarantee rental return package. Yes they do inforn me got 2 package which u can decide.
Rent back or own stay.

If now no rent back means hilton is not going to be there.

they got few phases whereby recently only get the key and looking for the RENT BACK so that the answer got from the person in charge so now thinking to SELL IT OUT. lesson learn

B B1 is isuite
C is liberty
D is parisien
E is hyde

Both Block B (isuite) and Block D (Hyde) sold just now.
Few bidders but they managed to side deal outside the auction.

B-26-03, i-suite, 566 sqft (2 bedroom unit), sold at reserve price 300k.
D-25-01, Hyde, 465 sqft (1 bedroom unit), sold at reserve price 290k.

The opening of the new mall certainly boost up the market here.

Hi Senpai, newbie here. My mum would like to buy a unit here. I-suit 556sqft for retirement house. She keen with this area is because our home town at pulau ketam, so she prefer area that connected to lrt nor ktm station, at the same time, its better nearby to walking distance shopping mall. Studio house size is not bad because she not need to clean big house.

But i just curious, is it I-suite has any facilities like gym room & swimming pool?
Maintenance fee per square feet is around how much?
Do you guy think is it this unit is good for my mum as retirement house?
