Cost of building a house (land price excluded)

If I remember correctly its Rm 120 -150 psf.

If that's right, I would like to know if that is the cost price or contractor offer price.

There are quite some manufacturer who offers the whole container designs,have quite some projects which is using this concept.

Construction Industry is so complex and actually affect various party namely,

House buyer / Purchaser
Developer
Consultant (Architect, Engineer and etc)
Main Contractor
Subcontractor / Vendor / Supplier
Local Authority (DBKL, BOMBA, SYABAS, TNB, TELEKOM, POS, JKKP, IWK and etc.)

u can also ask me about construction law. I know a lot abt that too biggrin.gif

previous owner has tarred the porch but now im thinking of installing tiles and remove the tar.

my guess:
remove existing tarred surface - RM1/ft²
material, manpower, tools etc. - RM10/ft²
tiles (varies) - RM5-RM10/ft²
TOTAL - RM20/ft²

Cost is not a lot. I'm building my single storey Kampung house (if not a bungalow) less than rm100 psft. That's my cost.
If basic finishing like what you get from developer, without large tile, no lamps, no ceiling fan, no bathroom tile and such crap build quality, cost is less than rm80.

it'll be more helpful if you break down the cost until every beam with Y16 rebar etc and concrete slab .. biggrin.gif

I did that. Then I got tired of updating and replying dumb questions from armchair experts. There's a long thread in home reno section.

There's a huge, large, thick, fat profit margin that my wife is quitting her stable architect job and focusing on running this whole construction thing as a full time career.

Actual cost to build a basic finishing house like you get from developer is less than rm60. Be it semi-d or terrace or bungalow. Single storey.

thumbup.gif that is cool. yeah i suspect adi min also 40-50% margin if you control the whole process of turning premix concrete +rebar into a skeleton structure+foundation of a house for end customer.
