wah.. seems you guys are more tension.. we know the game plan of investors for, they wanted to cash out and stay off property grid during this bad market...

and prepare money to whack dead chicken... well as mention and examined before..long term servicing loans and maintenance will only cut ones profit margin lower.. as the ceiling of sub sales inflated price are there, not much can be done, bearing this in mind, it pretty certain than one to dispose off the properties as soon as possible

they will only take advantage by using GST, material increase yearly (bull run syndrome increase 5-10% but when calculated is the same bull run) to increase the price unilaterally, irrregardlenss the price was earlier inflated 200k , and irregardless GST and material price do not affected them as completed units..

those strong holding powers or holding blue chips like 300k are the ones protesting against bubble, coz both these groups say can hold and the 300k chips say we still have 500k and 700k investors... why worry..

with slowing down of transaction, the (upgrading theory were put on halt) , thus servicing loans coming into picture. investors especially one day grab finis new launch or few days do not even think/have back up plans to hold long, upon vp sell is their idea.. those vp more than 1 year and counting in to 2 years or more will a problem, 2015 is a year of super inflation, spending on big bills will be halted until the full GST effect comes, till then those vp 1 year will the become 1.5 years... rclxms.gif , lost quite a lot of money already

Bear bear..dun feel insult yea if i tell u some true fact tht some mangkalai worker pay inclusiv overtime alreadi easily more thn 4k liau. Accomodation and transport provided by employer. No tax deduction. In comparison, they r richer thn u. Sori to tell u the fact.

I dun hav any chips below 200k. Min 200k and are old chips. No need to thank me. Importnt u need to be realistic and realize wat u can afford. With ur 4k salary, jz forget bout 700k+ goodview. U cant afford it. For own stay, y u bother if many vacant units? Somemore u can only afford the most 400k chips. No need to think so much if u found ur samsui unit and u can afford it. Jz buy and end the bear story. OUG Parklane suit u based on wat u can afford now. Walkin distance to nearby lrt, location not bad. Later whn u can afford better home, u can upgrade and eithr sell or rent out the unit u bought today. Apply dis as investment strategy.

The more they spend on advetisement the better, as this will generate bigger economy pie.

I only pay 20k for the developer to sell his house instead of 60k. The 40k I save I spend on:

1) 20k for direct advertising for my business. I now get 300 customers per day who spend RM 60 per head (direct advertising will have larger impact than economic growth).
2) 6k for 55" UHD TV
3) 6k for 7d mark ii
3) 5k for short trip for family
4) 2k for bicycles for family
5) 1k for 8 x relaxed dinner

That's why he can only go in and out from SHL sale office, looking at other buyer grab unit by unit until next phase open for sale at 790k.
90% from 728k needed 3,500 mthly installment, which bank willing to approve the loan?

Your customer don't earn mean they don't spend in your business, how you get 60K & save 40K ,, shakehead.gif

40K spend on thing with no ROI, you remained poor for long2 time, but don't worry Bear2 is with you, he just loss hi 8K GF, now with his 4K income he is low income group which don't need to pay income tax, both of you can line up for BR1M RM 950.
