such as owners marking up price to 600k, under table valuers 550k now become 600k, if you want 650k also no problem..
so 600k loan was disbursed to owners/seller, of course this is/maybe one off incident by under table, but problem is it only takes 1 case to have transacted at 600k , and the new market price is now 600k for all the units waiting for sale.. at this point, these case are no longer consider marked up after the first went through, this is precedent price..
it only takes a few/very minority if you like, but the effect will be horrible, just try 2 more under table transaction like this on top of the distorted values, then we have the idea ( 5-10% increment yearly even though bull run is over syndrome) , and the other follows, bull fever is not over yet, though we may have low transaction, price still going up, yup I see that going up

1st of all......... I'm 101% u do not hav a real life example to share on the under table case...... U only hears ppl say can give under table to jack up valuation at most......
2nd...... As u do not hav any real experience in buying, selling, taking loan or even probably not even into real negotiation of buying a prop....... What u share above clearly reflected u can't even imagine the sequence properly.......
Jus 2 simple Q first..... Do u get indicative valuation before neg a deal? How many buyer in the market will be willing to purchase 10-20% higher of the valuation?
3rd....... U do not even kno which category of ppl or prop will hav jack up valuation.... From the way u elaborate, it's like all valuer will do jack up valuation for any ah pig ah dog.........
Still got a lot of unrealistic pointers....... Too lazy to explain further.....
