And location of prop is also in play...... There are places where supply of HDB sub sale is so low where ppl still pay high COV now..... (eg Bishan)..... Places with good Pri school will also be in long term demand.... As where u stay plays a part in Pri sch enlistment......

And when in the peak.... COV can reach 60k-80k easily.....
