QUOTE(calvin989898 @ Oct 5 2015, 06:52 PM) Block A 1800 sqft around 1 mil, that's quite a lot to top up from 680k. To get 1 mil loan is hard but 680k loan are much easier and approval rates will be higher. Work out to be around rm550psf...when compared with these projects in KLCC area....it makes WOTP look like is in an affordable housing project leh... |

QUOTE(angelusj @ Oct 7 2015, 10:18 AM) Please compare apples to apples What I was trying to put across earlier is that in every big city the cheapest options to buy a luxury home can usually be found on the outskirts and in the suburbs... WOTP still selling at rm 550 psf...is like Wow! Such a great deal...that’s really a steal! Those locations are in the middle of city...I currently stay in KL, condo is 650psf. But of course, won't have that resort feeling like WotP and quite noisy Ya..looks like I was comparing apple to mangosteen in term of location...but my taste -buds prefer the mangosteen because it taste better in term of sweetness and is juicy too!...ohh yes...my favourite colour is purple.. |

My Bos said crazy with that price tag This was what some people said about WOTP when it was first launched in 2012....from rm 450 psf for the bigger units..."where got people buy wan at this crazy price tag in Balakong...SDB too ambitious..sure fail project...lucky if they can get 50% sales" ...even it came with .....Discount & promotion package : 10% rebate; DIBS scheme; stamp duty, legal fee for loan and S&P absorbed by the developer ...additional discount during festive season...not only these goodies...the units are furnished with wet and dry kitchen cabinets, sinks, oven, hood and hob, fridge. Shower screen and water heater for master room bathroom and master room fitted with wardrobe...2 car parks.....3 green parks.....Apa lagi mau? |

QUOTE(Darkknight2010 @ Oct 7 2015, 03:04 PM) Wardrobe is included? I dont remember but it would be a bonus because I always thought I am getting kitchen cabinet only. Actually Block A was lower than 450psf when soft launched. Even block B type 2 facing park was going for 450psf after rebates, but no DIBS, no kitchen cabinet nothing. Block A owners are winners, same type of units but under 900K, semi furnished, and DIBS. QUOTE(wong8981 @ Oct 7 2015, 03:15 PM) QUOTE(Darkknight2010 @ Oct 7 2015, 03:21 PM) 500K? Block C? Different quality I think, and it is far away from Block A and B as well as the facilities. It is like a low-mid cost flat sharing the same entrance only. QUOTE(wong8981 @ Oct 7 2015, 03:29 PM) Yes, wardrobe included for units in Block A & B ...that was according to the SA.Block C, I am not sure...maybe Block C owners can clarify. If I am not mistaken...if you want bare unit, you pay less rm30k. All early buyers of WOTP A, B & C are clear winners...no exception! Maintenance fee is I think 27 or 28 sen psf, including sinking fund...correct me if I am wrong...pls those who know the actual figure... Darkknight...pls don't run down Block C ...their quality sama sama with the other blocks, share all facilities equally.... in fact on a psf basis, they are more expensive...we all stay in the same luxury refuge called WOTP |

QUOTE(Darkknight2010 @ Oct 7 2015, 04:41 PM) Semi furnish package was an option for block B, and some block A units. Yes it was 30k. I was told wardrobe was not included, I have to email them to get clarification on this. 18% discount? sure or not? This is mega discount...whoever got it....got the best deal ever!SDB has revised their selling price and package many times, since early 2014 the rebate has been going from 8% to 10% then 16% then 18% and then finally 18% plus 2% referral fee. Only block A early buyers are clear winners. Lower price psf, free semi furnish package, dibs, free legal fees. |

QUOTE(Darkknight2010 @ Oct 7 2015, 07:12 PM) Yes compare to block A same unit in block B type 2 2116sf was going for about 1.2m, after 20% rebate that's 960k but kosong package no dibs, whereas block A type 2 early buyers paid <900k and dibs and many freebies. But ...Block B is the creme dela creme in WOTP...the best block..it command a premium price leh...better views and lower density...Block B late buyers' profit will be undercut by earlier buyers of block A. |

QUOTE(wong8981 @ Oct 8 2015, 08:21 AM) it seem quite lot of ppl buying 2116sf with 900-1m price tag, as big as a DSL already Why people bought WOTP? I think is the reasonable pricing for the type of property you will get...most of you know that property values are determined by several factors such as location, amenities, builder brand, construction quality and facilities available....WOTP location not bad, great amenities nearby...shops, malls, hospital, MRT, banks and many more.. SDB brand, good construction quality with green design and a bonus ...earthquake resistant, lots of greenery with great facilities and also it comes semi-furnished.what is the fact encouraging purchaser to buy such big size condo and with 1m (cheap but price is sky high) |

QUOTE(wong8981 @ Oct 8 2015, 01:12 PM) Boss, no doubt the factors are good, but i am actually asking what is the points that encourage ppl to 2k sqft condo I can still recall that the MD of SDB mentioned that WOTP is an ideal place for family...with big open spaces for children to play safely, an area for teenager, elderly folks can enjoy their walk around the lush green park, a quiet place to rest and so on......I guess their first target customers are those with children and who have outgrown their home and now need a larger home...and second are people in Cheras who want to upgrade to a bigger, more expensive and grander, upscale home. These could be the reason why majority of the units are big units. |

QUOTE(HELLO HELLO @ Oct 8 2015, 08:55 PM) Guard house almost done. Tepi got pedestrian walk. No worry....I think a fence height of between 7+ft to 8 ft is ok already...is as tall as The Hulk for comparison...I still don't think the fence got 8ft.. Only around 7+ft... Saw manyak landscaping done at block c. Kid wet playground pretty much done Liao. Retaining wall near block c also done Liao. ..this pic give a clearer observation with respect to height... ..even an above average height burglar will find it difficult to get through it...haha.. |

QUOTE(Darkknight2010 @ Oct 7 2015, 09:19 PM) Yes those facing park are nice, but those facing back and the industrial area are not. Block B facing the Quiet Park and towards the modern semiD factory lots not that bad lah.....already assured of no high-rise buildings in future to block the views...now we have views stretched into the distance as far as the eyes could see...not good meh?No dibs, kosong package, that's around 80-100k more than those in block A. I was told the early early buyers of Block B ada dibs...package pun ada...how to sell with kosong nowadays... |

QUOTE(ageetkumar @ Oct 16 2015, 05:31 PM) Great!....since now there are some concerns that there are some baffling design flaws of the guardhouse, it will help us to examine in detail and come out with a more conclusive result if you can take pics of all sides of the guardhouse to show us. Is really hard to believe that the project developer and the architect which had put in lots of effort on the design of the buildings sitting on WOTP for sustainable living and earthquake resistant....cannot design a proper guardhouse.....it will be good too if you can find out the actual height of the fence...Thank you in advance...ageetkumar. |

QUOTE(SalvationArmy @ Oct 18 2015, 10:31 AM) May I humbly suggest Hello Hello kor, the TS to change our topic to : hahaha...at least we know Datuk LCW is not only good in badminton, he is also very good in knowing where to pick his property...an area in KL South...an area I believe stretch from Cheras South to Semenyih...a property hotspot driven by strong population growth, MRT connectivity from both Line 1 & 2, and a larger supply of affordable homes, both landed and high-rise, easy access with highways link all the way to Semenyih...not only these...the HSR link at Bandar Malaysia in future will probably give a further boost to the growth of KL South...so ...we are just as good as LCW in term of picking our property WOTP which is located in this high growth region of Selangor. Datuk LCW ● A study of his past and present residence :-D |
