No I beg to differ. It is mandatory for the govt to compensate the land's owner if the govt acquires the land for public use.

A friend who's house was located near the main road was acquired by the govt because it wanted to widen the road from 2 lane to 4 lane. The govt compensated my friend for having to give up part of his land to the govt. Only the amount of compensation need to be worked out between the owner and the govt.

Sorry to write something off topic.

Mean the govt still need to pay. If under govt project. The govt may lay hand on it. This type of matter I don't think govt will bother and waste energy. Just better wait until the owner want to develop the land. Then they talk. By give out part of the land In exchange can increase the unit density. Etc etc. everything can discuss.

This exactly same case as g residence at happy garden. Part of the land cannot be touch to make way for road. they got no choice just do part of the road and the other part wait till the g resi developer start to submit the project and require them to give out part of the land for road. The road only open after 3 years when g resi vp. As a owner of the land i don't think the land owner will allow it. Unless the govt compensate him. Or he can use it as good bargain with govt.

This type of situation I don't think govt will waste their time and money for this. Unless is some national mega project or govt project.

I think we just need to be patient and wait for it....the road connection will come...if not next year, then maybe 3 or 4 years down....no big deal, just a little inconvenient...there is an alternative road to the Silk highway.
Even if there is no connection at all, is also ok, less traffic using the road fronting WOTP....more serene and peaceful for us all.

The connecting road to Mercedes will come. The barrier at the light industry side already open up. Perhaps they are waiting to connect that side.

calvin kor...you are great!...so fast you have connect the dots...save us from waiting to see what the government and the landlord will come up with... rclxms.gif

Further to Calvin kor's pictures earlier this week, we have a few from a different perspective -

Army kor, your pics gave me a very good first impression of the WOTP car park. It looks like it has a bright and airy environment, friendly too with the signages, for both the residents and visitors. The car park width and ramp width looks comfortable even for the bigger cars and column are well spaced out with few obstructions to easy movement of cars... rclxms.gif

calvin kor...thanks again for the many pics that you shared with us.

Is this a house number plaque? Looks classy and ultra modern...love it!

It seem they use alot of black pebbles to enhance the beauty of the gardens, I think these black pebbles blended well with the landscape....this pic shows the black pebbles near the pool..

Talking about car park in high-rise residential, i was recently told that developers are now not allowed to sell car park bays anymore with a new regulation that came into effect recently. Is this true? Any sifu can confirm?
If you are allotted one bay when you purchased your property...that is it, you have only one and cannot buy any additional bay, but you can rent one from the developer if you need one...
If this is true, then those who had bought car park bay before the regulation came into effect can be considered lucky ...

Aberdeen kor, how many car park you have ? SDB might still have few left if u want

Had bought one car bay..enough liao...no intent to run a car wash business in WOTP..haha
I was just curious to know whether there is any truth that developers are now not allowed to sell car bay anymore in high-rise projects.

The fencing foundation very bad too. Falled Liao. Soil lose Liao. Just cincai cement it...Macam Curi Ayam? Hope they seriously look it to it. The uncover longkang also quite deep. Budak may jatuh dalam. Hope they do something too.

They should build at least 1feet to 1.5 feet proper low retaining wall above ground. Then put the fencing on top. If Ini Macam Cincai like what in the picture long run sure fall down.
*
hahaha...I thought the whole building collasped liao...keep calm and don't panic...I am sure there is a defects and rectification period in the the contruction contracts that SDB signed with their contractors...I believe the contractors has the obligation to remedy the defects, if any. Is still not the final product yet, and there are alot of cleaning need to be done around the area too...let them finish the work and we will be able to judge better on the workmanship.

I would suggest you post your concern on SDB facebook, they will certainly come back to you with an explanation, this is better than all the speculations of what are going on with the contruction. Army kor did that and SDB came back to him with a lenghty respond, whether we accept their explanation or not....is another matter...at least we know what are in their mind.

Someone posted this in FB updates today. Looks like the fencing final going to be like this with cement / concrete at the bottom as foundation.
*
Looks good and neat...strong enough....not so easily collapse liao. rclxms.gif

SDB said the fence is "anti-climb" fence.

Looking at this fence, I don't see any "anti-climb" features on the fence.  hmm.gif
*
Stamp kor...it is very difficult to get hand and footholds on this fence, even if you have tiny hands and feet. You can try it out the next time you visit WOTP....if you can climb over...I belanja you makan...deal?

Have a look of the description attached. This type of fencing used in mostly latest high end development. The mesh opening is so small that your hand and legs can't tap on it. Even scissor are impossible to go through the mesh , thus offer this anti climb and cut features.
*
i guess if the anti climb fence is good enough for the security of airports and military bases...then is good enough for WOTP. I think the excellent see through visibility makes this type of fence rather then concrete wall, ideal to use in areas where CCTV is in operation...I believe SDB had mentioned there are CCTVs installed along the perimeter of WOTP.

One doesn't need to climb ON the fence. One can bring a flexible ladder, place it and secure it on the fence, and climb on the ladder to go over the fence.

Satay kajang boleh tak?
*
haha..of course you can climb over by using a ladder, even if the fence is higher or concrete wall...you can still climb over by using a ladder....that is why we have this...

Attached Image

what I pointed out is the features of the fence...which is "anti-climb" ....you just cannot climb ON the fence using your hand and feet...without ladder lah...otherwise some people may say using helicopter also can go over the fence...no end to it leh...

On the way to WOTP....haha

Attached Image

I still want to see how you climb over using a ladder....after that we can have satay kajang...don't break your legs..hahaha..just joking lah

QUOTE(Little War @ Nov 6 2015, 10:39 AM)
I Believe the guardhouse is purposely made that way without the side windows to force guards walk out of it to check the cars. Placing windows causes laziness. They may just sit there and open the gate.

Though this is my opinion only. I believe as an experienced developer, SDB would not overlook such minor design details that anyone could spot. Being the developer for five stones and other previous projects, they should be more familiar on guard houses.
Your point is valid....it may be designed for guards to be outside the guardhouse doing the checking rather than inside ....this could be a more deterrent measure to prevent trespassing...

QUOTE(HELLO HELLO @ Nov 6 2015, 10:55 AM)
with so much wall blockage. how about guard hide inside and curi ayam? walk in walk out is not a solution.
they need to key in the visitor info and camera taking the vehicle by computer. and even call up the owner for verifying.. this is how seni mk guardhouse work.
they can see surrounding entrance clearly by sitting inside. don't forget seni mk is about 8-9 acres land size. same as wotp land size.

people form outside is easy to transpass the guardhouse due to entrence area got so many blindspot and transpass without the guard notice.
u think those people will stop at guardhouse to let the guard scan check first?
I think the benefits of doubt should be given to the security company that they will be doing a good job, irrespective of how the guardhouse look like....as the saying goes....let the professionals do their job, and if they are not professional enough...change the security company lor....we can change until we are fully satisfied of their services!

hi all, i am planning to get the last unit in block C at 600k before rebate.
I have applied loan in a few banks but two of the bank only value my unit at 400k, can someone explain this?  should a valuation price so much lower than the market price? sweat.gif

does bank consider the unit facing direction, floors, etc in the valuation? thanks
*
You said you applied to a few banks, beside these two banks, how much the other banks valuation?
Can you give us the name of these two banks that gave a value of only 400k?...I am sure a few of the owners of Block C would like to pay them a visit...thank you in advance...ditto

Very good...can see progress... rclxms.gif

Just to share, i was watching a very interesting program on Discovery Channel last night on the "Sabah Earthquake Decoded" on how and why the earthquake happened in Sabah, and some reporting of discovering fault lines just outside KL, some experts giving their theories and so fort....if they repeat the program, go watch..is worth it.

After watching the program...I felt so good that I had bought an earthquake resistant high-rise... biggrin.gif

Dulan Jialat Liao. Mana Ada put the fencing on the proper concrete crub? I just checked newly fixed fence And I don't see any!!!! All use old method!!!!

And I tell u the drain seriously need to cover!!! The drain hole near the block b service entrance sibeh scary duper deep! Even adult drop in I think 50% bye bye die Liao. If kid drop inside I can tell u 100% sure Mati. And can't even find the body!!!!!!

Why nearby natur road side can do greenery? Why sdb Wotp cannot? Arrrrgggg!!!!
*
Keep calm...let us see the finished product....they may cover the drain later...maybe work not done yet ma...also good you bring it up, SDB may see your complaint here or someone may post it on their FB.

For a developer who had won 3 times the prestigious FIABCI award for their projects, Park Seven, 20trees and Dedaun...and numerous other awards....it will be very foolish of them to put their reputation at risk and just let it go down the deep drain in WOTP....furthermore their MD had mentioned that WOTP will be benchmark for their future projects...do you really think they will want to risk their reputation by delivering slipshod work for WOTP?

If worst comes to worst....just sell off WOTP and buy Natur...hope it won't come to this stage.
