No I beg to differ. It is mandatory for the govt to compensate the land's owner if the govt acquires the land for public use.

A friend who's house was located near the main road was acquired by the govt because it wanted to widen the road from 2 lane to 4 lane. The govt compensated my friend for having to give up part of his land to the govt. Only the amount of compensation need to be worked out between the owner and the govt.

Mean the govt still need to pay. If under govt project. The govt may lay hand on it. This type of matter I don't think govt will bother and waste energy. Just better wait until the owner want to develop the land. Then they talk. By give out part of the land In exchange can increase the unit density. Etc etc. everything can discuss.

This exactly same case as g residence at happy garden. Part of the land cannot be touch to make way for road. they got no choice just do part of the road and the other part wait till the g resi developer start to submit the project and require them to give out part of the land for road. The road only open after 3 years when g resi vp. As a owner of the land i don't think the land owner will allow it. Unless the govt compensate him. Or he can use it as good bargain with govt.

This type of situation I don't think govt will waste their time and money for this. Unless is some national mega project or govt project.

The connecting road to Mercedes will come. The barrier at the light industry side already open up. Perhaps they are waiting to connect that side.

The fencing foundation very bad too. Falled Liao. Soil lose Liao. Just cincai cement it...Macam Curi Ayam? Hope they seriously look it to it. The uncover longkang also quite deep. Budak may jatuh dalam. Hope they do something too.

They should build at least 1feet to 1.5 feet proper low retaining wall above ground. Then put the fencing on top. If Ini Macam Cincai like what in the picture long run sure fall down.

Someone posted this in FB updates today. Looks like the fencing final going to be like this with cement / concrete at the bottom as foundation.

Looking at this fence, I don't see any "anti-climb" features on the fence. 

Have a look of the description attached. This type of fencing used in mostly latest high end development. The mesh opening is so small that your hand and legs can't tap on it. Even scissor are impossible to go through the mesh , thus offer this anti climb and cut features.

One doesn't need to climb ON the fence. One can bring a flexible ladder, place it and secure it on the fence, and climb on the ladder to go over the fence.

I Believe the guardhouse is purposely made that way without the side windows to force guards walk out of it to check the cars. Placing windows causes laziness. They may just sit there and open the gate.

Though this is my opinion only. I believe as an experienced developer, SDB would not overlook such minor design details that anyone could spot. Being the developer for five stones and other previous projects, they should be more familiar on guard houses.

with so much wall blockage. how about guard hide inside and curi ayam? walk in walk out is not a solution.
they need to key in the visitor info and camera taking the vehicle by computer. and even call up the owner for verifying.. this is how seni mk guardhouse work.
they can see surrounding entrance clearly by sitting inside. don't forget seni mk is about 8-9 acres land size. same as wotp land size.

people form outside is easy to transpass the guardhouse due to entrence area got so many blindspot and transpass without the guard notice.
u think those people will stop at guardhouse to let the guard scan check first?

hi all, i am planning to get the last unit in block C at 600k before rebate.
I have applied loan in a few banks but two of the bank only value my unit at 400k, can someone explain this?  should a valuation price so much lower than the market price?

does bank consider the unit facing direction, floors, etc in the valuation? thanks

And I tell u the drain seriously need to cover!!! The drain hole near the block b service entrance sibeh scary duper deep! Even adult drop in I think 50% bye bye die Liao. If kid drop inside I can tell u 100% sure Mati. And can't even find the body!!!!!!

Danielisme bro, I don't think it's funny nor did I on purpose bring up the rm400 k value . I intend  to sell my unit after it vp. Therefore I would like to know which bank gave the thumbs up for valuation so that I can tell the future buyer.thanks for yr understanding.
